Why the Toronto Islands are so expensive?

I thought it was supposed to be cheap to live on the islands? Has anyone rented successfully? What did you pay?

Here are some 2 bedroom units we saw yesterday. Hope this saves someone time!

284 Gledhill Ave #4, Toronto,

Bit of a strange layout. No room to put a dining table, even in the kitchen. The fridge was in a weird spot and was blocking access to some cupboards and drawers but there was nowhere else for it to go. Not the worst that we saw, but definitely an older building and not much around in terms of stores and restaurants.

1237E Woodbine Ave Toronto E03

This is above a furniture store. It smelled like cat pee and had a bunch of dead roaches (had obviously been treated recently). Avoid!

1431 & 1433 Gerrard St E Toronto

The pictures for this posting looked beautiful, I loved the big windows and all of the light. In person it’s terrifying. It’s above a Hakka restaurant right on Gerrsrd and the door that leads up to the apartments above the restaurant has had the lock removed so there is no security.. anyone can walk up. The hallway was dark and dingy. When you get inside, it’s in major disrepair and looks nothing like the pictures (except for the big windows). The kitchen and bathroom were gross. It was a split level with the bedrooms upstairs which is nice. But then stairs were carpeted and I hate to think what could be on that carpet.

1055 Bay St 809 Toronto C01

This unit is listed as a 1+1. The lobby and hallways look beautiful- looks like a hotel. I had such high hopes. When we got in the unit, there were zero bedrooms. It’s a studio apartment with a Murphy bed. And it’s in really bad disrepair- the kitchen and bathroom were in very rough shape. I’m not sure how they get away with listing this as a 1+1

1121 Bay St 709 Toronto C01

This one was okay. It was a pretty spacious, true 2 bedroom. But it wasn’t worth what they were asking. It was in dire need of some refreshing. The floors looked like they were really dusty but it was actually discolouration. The fridge didn’t work. I think this could be okay for a young professional couple with no kids, if it was deep cleaned and maybe fresh coat of paint and a new fridge. It just didn’t really suit our needs. It felt more like a bachelor pad.

1989 Yonge St 203 Toronto C10

This one was above a Roger’s store at Yonge and Davisville. It had two bathrooms, which was a plus. It had a decent amount of windows and light, but the windows all faced adjoining buildings so you would be staring at brick. My partner mentioned seeing two mouse traps as well.

350 Hopewell Ave 2 Toronto W04

This unit is in an older low rise building. As soon as we walked in, a very strong cigarette smell hit me in the face. I am currently sick and very congested and the smell even penetrated through my congested nose. When we got into the unit, it looked pretty true to the pictures. It’s huge and bright. Especially th front room with the huge window. More than enough space to put a full dining table and have a full proper living room. Inside the unit on the floor was one of those industrial odour removers. They were obviously trying to get rid of the cigarette smell but to no avail. This one was a true shame because the price was right, the unit was spacious and bright, it’s close to lots of shops and restaurants on eglinton. But the smell was a no go for me. When we were leaving, my partner pointed out the discoloured blinds on the unit below.. they were clearly the culprits

This was our first time going around with our realtor and it really reinforced how important it is to go and see places in person. The listing description and pictures can be very deceiving.

fridge left unfixed for a year, worth LTB?

Hi everyone, I’m looking for some general advice.

I’ve been dealing with an appliance issue in a rental unit for about 12 months.

  • For the first 6 months, there wasn’t a proper working solution
  • After that, I arranged my own replacement
  • For the remaining 6 months, the situation was partially manageable, but the original issue was never fully resolved
  • There were a couple of follow-ups, but it wasn’t continuously escalated

The landlord is now offering $1,500 total as a full settlement, which seems to include the replacement cost plus a small amount for inconvenience.

From what I understand, this might fall under a rent abatement type situation through the Landlord and Tenant Board.

Questions:

  1. Does $1,500 seem reasonable for something like this?
  2. What kind of rent abatement % is typical in similar cases?
  3. Is it generally worth pursuing further, or better to settle?

Is there a legal process I need to take if I want to change the shower head in my condo unit myself?

I want to change the shower head in the condo unit I'm renting because it's shit. I bought one and I do have the tools to do it myself. I talked with the property management about this and they said it's better to go with their plumber so everything is done correctly and I'm not liable for anything.

It would cost $100+ to have the plumber do it. I can do it myself, but at the same time I don't want to put myself at any legal risk of doing it.

Should I do it myself or just pay the property management plumber to do it? If I do it myself, is there any legal process I need to do before I start changing the shower head.

So tired of fake 2bedrooms

Looking for a decent 2bedroom place under 3k shouldn't be this hard. Why are they all 1+dens with glass walls or fake windows? How is it even legal to list it as a "bedroom" when it's a glorified closet? Most annoying is the listings which take deceptive pictures and only after a tour you realise it's a den. So infuriating.

The prices seem way lower than what I usually see on HouseSigma or realtor.ca. I like that they share landlord contact info and skip the middleman, but something about it feels a bit too good to be true. Has anyone run into issues or is there a catch I should know about?

Advice on finding a short-medium term rental? (Downtown Toronto)

I’m just planning on travelling abroad for an extended period of time in Jan/Feb 2027. As a result I’m looking to get a 1 bedroom condo downtown Toronto for the next couple of months (4-6 months) but I’m finding it very hard to find these kinds of listings.

Any advice on finding something that fits the bill?

Context:

- Budget is $2300

- No need for parking

- No preference on furnished or unfurnished

- Ideally want to be west of Yonge St

- Flexible to move in anytime May/June

Any suggestions on finding these kinds of listings would be greatly appreciated!

What are the chances of renting a place/room with no job, 4K in monthly child support and tons of cash?

I’m recently separated with a 6 month old baby and currently living in a domestic violence shelter. I’ve been a stay at home mom for more than a year and a half since I had a high risk pregnancy so I had no income and was financially dependent on my ex.

I was in nursing school but then I met my ex and we decided to have a family together. Didn’t work out so now I need a place away from him.

I was thinking of being honest and explaining to the landlord/agent my situation (title) but past decisions had also killed my credit so idk where to go from there. I’m planning to go back to school when my kid is 18 months and right now I just need an apartment/room to live. I don’t have family so it’s just me and my baby. I know someone who could rent a place with me but they’re also struggling in the same situation.

Any advice or any realtors I could talk to?

Boarder ending “lease” (contract) prematurely

Hello. I have gotten myself into a situation where I was pressured into re-signing a 12 month lease, and now want to move out due to the living conditions.

We rent with the landlord’s daughter and share the kitchen/bathroom, so we are considered boarders/ roommates, not tenants under the RTA.

We signed a standard RTA lease and it had no clauses or conditions regarding breaking the lease.

So my question is, are we able to break this contract prematurely? Is it as simple as giving 30 days notice? What happens if after the 30 days no one has rented the unit, are we on the hook?

Dealing with realtors/brokers is annoying, I should just be able to walk in and view a condo at will, alone.

In most cases, there is nothing in the unit, is somebody going to walk in and steal the stove? Thats what the security/concierge is for. Finding a unit to rent would be a lot easier if the doors were left unlocked and I could just walk in at will to view the place, without having to deal with an intermediary. Im a very picky client and it's embarassing asking some broker to help me see 20 units across 20 buildings, because in pretty much all cases, they will just ghost you when they realize that you're a nuisance. I really see no purpose in dealing with an intermediary, it just complicates the process.

everything in title.. isn't this landlord's job and cost to bear? Damage caused by the builder. They said they put the clause in lease which i agreed to but isn't that illegal?

Lease ending with no where to go

Has anyone been in this situation and if so what did you do. Our lease ends this month and so far none of our rental applications have gone through.

I am getting anxious day by day and am not sure how we're gonna pull through. Currently, in shitty condos owned by a big company. Property manager is ruthless and will make it hell if we decide to stay past our lease on a month to month basis.

Best Neighborhoods for 3-Flats and 4-Flats?

I'm coming to visit Toronto soon for a few interviews and was hoping to check out a couple neighborhoods to help pick where I'd like to live if I decide to take an offer.

My favorite living situations have been buildings with 3-8 units living communally in a walkable neighborhood with easy access to both trains and busses, as I won't be bringing a car with me. I love having the ability to walk to a local hardware store, grocery store, restaurants, and more but having some quiet pockets is important too.

Which walkable train stops would you suggest I visit to consider?

What's wrong with the apartment designers?

Background: Single relocating to Toronto, office at around hwy 407 & 404, budget $3000, utils included. The only thing I ask for is to rent a decent, new, well designed 2b2b so I can have a proper room to set up a decent home office, and it's not too far away from Toronto DT and the office (by that, I mean 30 min drive). So I was mainly looking on both sides of highway 404, between 407 and 401.

But usually what do I find on rental websites? Either old apartments built 20 or 30 years ago, or new shoebox apartments, which call "a stove, a sink and a cabinet along the wall" kitchen.

For real, do some design. I want to throw up when I see a "kitchen" is just some amenities along the wall and there's even no divider between it and the living room. Purely sick and disgusting, even a 5th grader can design it better. Honestly, simply rotating that cabinet by 90 degrees would make it 10 times better.

Wallpaper damage

Was removing command strips for the first time (preparing to move out) and didn't know there was a technique so accidentally ripped some pieces off my wall (paper? idk) with them.

Anyone know how I can repair this on my own (ideally without buying too much stuff)? Rips are about the size of a credit card. I'm a broke student so not looking to pay a huge fee to the company that owns the place.

Thoughts on 36 Lisgar?

I’m currently renting a studio apartment in a detached house (no laundry or dishwasher), and looking to move soon. I’ve found a few 1 bedroom units at 36 Lisgar for basically what I’m paying for a studio now, but I’ve heard mixed reviews on the building.

I guess my main concerns here are frequency of fire alarms, and noisy neighbours. I’m in my 20s and don’t mind a younger crowd, but I’m definitely not a “partier”

Wondering what people’s experiences had been like living here? I love the area, but wondering about the building specifically
