I live in a "studio" where the landlord basically partitioned a two-floor house into upstair and downstair, so two separate studios, both with own kitchen and bathroom, and has lockable doors, and also was separated into two address.
A few weeks ago we got letters from Gemeente says that the house need to be changed back, saying that it's not allowed to partition the house. My landlord said that he followed the exact instruction from Gemeente a few years ago to partition the house, the Gemeente bascially taught him how to partition the house, but now they changed their mind (don't know why).
My landlord now is asking his lawyer to file an objection against this decision from Gemeente, and in the future might turn into a lawsuit with Gemeente.
My main question here is that I don't know if there is something I could do as a tenant. Some people might suggest to move out, but you know it's hard to find a nice place to stay these days. I think worst case, my landlord has to change the house back (into one), but myself as tenant can still stay, just not in studio but a shared house with a roommate.
I guess the possible reason that Gemeente wants to change it back maybe it's because with two studios, you can get rental allownace for each one, although both myself and the guy in the other studio doesn't meet the requirement for the rental allowance. Another reason might be with two studio, my landlord can charge for more rent each? But you know in these days with the housing crisis, one can't really complain, not to mention the house is very nice.

want to ask if it's still possible to rent out the apartment in 2026 in Amsterdam, with switching to a commercial mortgage to at least cover the mortgage price? I can imagine it needs to be a permanent contract (as temporary is not allowed anymore). Is it doable? Few mortgage providers have the commercial mortgage possibilities if Im correct. Can you share your view on the rental market now? I would appreciate it.

It will be my first time to buy a house in the Netherlands. I am single and live alone, and have a budget max 380k to buy a house in Randstad area. With that budget, I can afford house and apartment. Hi, the owner of my apartment in Amsterdam is selling the apartment I’ve rented for the last couple years and has asked if I’m interested in buying it and seems willing to skip a competitive bidding process.
I am interested, but wanted advice on how to decide a good price to offer beyond looking at similar size properties in the neighborhood. The place is in relatively good condition, but also in need of some updating which many owners would probably do before selling.

My partner and I are planning to move to a new location within Netherlands as we are not happy with the current one.
We have a primary residence worth €720k with a €590k mortgage. We have a fixed interest rate of 1.8% interest rate fixed until 2034.
We found that we can move to a house we like better in the €500k–€550k range. Our bank has confirmed the mortgage is "portable" (meeneemregeling).
I am considering selling our current home and buying the cheaper one while "porting" as much of the 1.8% mortgage as possible.
The Math (as I see it):
Selling for €720k minus the €590k debt leaves us with €130k in equity.(Still need to consider selling cost and purchase cost) Let’s say 30k. So leaves me with ~100k
How I plan to use the 100k:
Invest Into a Global ETF (VWRL/IWDA).
The "Arbitrage": Keep the cheap 1.8% debt in while the 100k grows at a (hopeful) 7% in the market.
OR
Do I use that money to pay mortgage for next house?
My Questions:
Taxation: Is there anything I'm missing regarding Bijleenregeling? I understand I lose some mortgage interest deduction (HRA) if I don't put all profit into the new house, but at 1.8% interest, is the HRA even worth worrying about?
Porting: Has anyone successfully ported a mortgage to a cheaper house? Are there hidden traps with risk classes or LTV?
TL;DR: Moving to a cheaper house to unlock €90k equity, kill Indian debt, and invest in ETFs while keeping a 1.8% rate in NL. Is this a good move?

Basically the title, it's an furnished room, 15m² and it's located at some 7 mins walking distance from Tilburg University. 690 is inclusive of utilities and service charges. I'm an international student and will be joining Tilburg Universiry this September intake.

The taxatie is proving difficult, and I think I have a lemon of Taxateur. The inspection was done 23rd march and I and the Bank are still waiting for the actual report.
I had the idea that this should have been completed max 10 working days.
I would like to relax a bit. But my closing date is may 6th and this is stressing me out.
I've emailed numerous times and it feels like it's falling on deaf ears.

I’m dealing with a water leak from the upstairs apartment.
They’ve “fixed” something on their side, but won’t share any report about the cause, and they’re not taking responsibility for the damage to my ceiling.
So I’m thinking of hiring an independent expert.
Does anyone have recommendations for a reliable leak detection / damage expert near the Amsterdam area? Ideally someone whose report is accepted by insurance or usable in disputes.
Also wondering, besides assessing the damage to my ceiling: Can an expert determine the likely cause of the leak based on this?
Any recommendations or experiences would be really appreciated.
