Rough Estimate Boiler Replacement

Sorry, another “roughly how much is the ballpark for a new boiler post”. I’m just hoping to sense check the quotes that come through.

Need a new boiler - 32KW combo looking at Worcester or Vaillant. Key is a 10+ year warranty

Property is 4 bed 2 bath.

Current set up is system boiler so needs hot water tank and cylinder ripping out but otherwise appears to be a straight forward job according to a plumber (existing - 22mm gas to boiler, 16lpm flow rate on mains cold, heating already a sealed system working well, horizontal flue, boilers in loft but boarded with light. ).

Any ballparks would be greatly appreciated - got one from Hometree in the 4.8k range so hoping to determine if that’s reasonable, high, low, extortionate.

Which brand combi ?

I can choose between Baxi, Ideal logic or Worchestor Bosch.

The Baxi & Ideal come with a 5 to 7yr warranty and the Bosch a 12yr warranty which is very attractive.

The installer said sometimes parts for a Bosch can take longer if it breaks down.

Which would you go for ?

Shower pump upgraded but now lower water pressure

Recently my shower pump started to struggle to pump water intermittently. The plumber I called came and noted that its spec (Showermate Eco) was the wrong spec for its setting in the cupboard and advised replacing it with a universal one. Despite being more expensive he said it would be an improvement to the system. He came back the next day and installed a universal pump £300 more expensive than the Showermate eco, a Showermate twin universal pump (47376). However since I've been showering in it, the pressure is weaker. It's disappointing to spend an extra £300 on higher pump spec for worse performance. Is there anything I can do to improve performance or has the plumber misjudged it? He seemed to make a really quick judgement. Pic of plumbing set up attached. I'm in UK. Advice much appreciated

Ballpark price of a boiler replacement.

Hi guys n gals,

My dad's boiler needs replacing and I don't want him getting ripped off but have no idea of a realistic price to start from..

He has a 20yr old non-combi boiler, can find out more details when I'm there tomorrow..

So I wondered if anyone can throw up ballpark ideas of what a rip out and installation of combi or not combi boiler might cost, I understand this might be a mission without viewing the property, any help appreciated

Help with kitchen tap connector

Hey folks, I'm trying to install an undersink water filter. I need to uncouple the connector from the water source to the kitchen tap to run it through the filter. I managed to undo the nut seen at the top in this photo, but then I'm not sure if it's just a build-up of limescale or if the two were welded together, but I couldn't get them apart. Any ideas for me to give a try?

Pungent smell in bathroom for two years

We have had a persistent pungent smell in our bathroom for two years (with no let up). I can only describe it as boiled veg mixed with sewer. We have since gutted the bathroom and believe it is related to the soil stack.

The soil stack runs externally and then internally down through our kitchen cavity wall. I have opened access panels in the kitchen and confirm it does smell at all levels but is particularly worse in the bathroom.

Smoke test today did not show any leaks, but the drainage guy did mention this soil stack should not be capped off like this.

Could this be the root of our problem?

Thermostatic cartridge keeps failing - back pressure?

Hoping to get some advice. Been in this house 10 years and shower worked fine but now on my third shower cartridge in two years. I have descaled them all, scrubbed with a toothbrush and used plumber’s grease when they stopped working but that doesn’t get them going again.

I’ve read through the advice online, the boiler temperature is 50-60° so not too hot, and there is a pressure reducing valve on the cold supply. But I came across a small bit of info about back pressure. I have a flow restrictor and water saving shower head supplied by the water company - could this be causing back pressure which makes the cartridges fail?

Hoping to sort the cause before I spend another £75 and break that one too! It is the type with the big spring and no mesh

Grey water from washing machine/sink. Previous homeowner held it on with duct tape. What do I need to do it properly?

Noticed it had popped off when I went to hang the washing out. Previous owner was terrible at DIY so I'm slowly fixing things properly as they break.

Pipe under sink slightly damp, leak or just condensation?

Not dripping, just feels damp to the touch. I don’t want to ignore it if it’s the start of a problem.

Radiator Replacement - Messy?

We had some standard white panel radiators, and wanted them replacing with nice grey column radiators.

They were fitted yesterday, and all four look like this. Appreciate the hole is difficult to cover, but aren't there different colour pipes they could have used? Didn't even think to ask about the pipe colours.

Some they've taken the old brackets off, and we've got unpainted areas and unfilled holes behind column radiators. Ignore the smart TRV, that's me!

Should I have told them exactly what pipes we want, and asked them to tidy up behind? We've hired a professional, and surely they'd be advising us?! We're getting them back next week, but otherwise I'm going to have to take them off myself, tidy the walls, paint the pipes and re-fit on the new brackets.

Boiler, gas smell.

Got a glowworm combi boiler, installed last year.

Recently I've suspected a gas smell when it's been running for a while, especially when the heating is on. so I called the company who fitted it to check it out.

They checked the meter and the boiler and said all is fine, so I switched it back on.

I bought a gas detector pen type device (tested it was working on my bbq) and the next day, I thought I smelled gas again so I used the pen.

It started beeping, showing 1/5 on the pen (5 being the strongest concentration)

I'm 100 percent sure this is not right, but why would the gas engineer say there is no issue? What did they miss? Obviously I'm going to call them back.

Vaillant Ecotec issue

I have a new build and currently I’m waiting for their defect team to repair but I have a Vaillant Ecotec Sustain that is constantly cycling, as in gets to temperature then shuts down for 3/4 mins and then starts running what sounds like a pump despite no heating or hot water demand.

I’ve drained all the rads and no air came from any of them.

Is there anyway I can stop it doing this without turning the boiler completely off?

The thermostats (Thermaq) only appear to control heat?

Please could someone assist?

Low flow and poor pressure

Our house has always had low flow and poor pressure compared to other places we’ve lived but we’re getting a bit annoyed at poor shower performance, mainly.

I had United Utilities out and they said the pressure was fine (it registers max 0.75 bar on my boiler).

The flow numbers are:

Location

Flow rate

Outside tap

18–20 L/min

Kitchen cold

~7.8 L/min

Kitchen hot

~6.0 L/min

Shower cold (no head)

~6.3 L/min

Shower hot (no head)

~5.5 L/min

We have a combi boiler (Worcester Bosch 38CDi) and no hot water tank/cylinder.

The inlet pipe is 15mm out of the stopcock. The boiler specs 15mm for the DCW in.

Is there anything I can do that’s going to give me a worthwhile improvement?

Smelly drains

Just moved into a new place which the previous owners left in a bit of a state.

One issue is a eggy smell in the kitchen. Don't get it in the bathroom upstairs. Kitchen plugholes don't seem to smell directly but it's there when I open the under sink cupboard.

This is a property with a shared septic tank, but the tanks was emptied a few months ago and neighbours aren't having the same issue.

There's no obvious blockages but the drains in the bathroom gurgle when the washing machine downstairs empties.

I've tried vinegar/bicarb/hot water and septic tank friendly unblockers/deodorisers, but hasn't made a difference.

Photo shows the setup under the 1 1/2 bowl sink- this connects to a dishwasher on the left and a washing machine to the right. Wondered if there may be an issue with traps and gas getting in, and/or seals.

Anyway, grateful for any suggestions.

Diverter valve issue HW and CH

I asked on here the other day for advice on why my radiators were getting hot when I just had the hot water on.

I’ve now located the 3-way valve and the switch from “auto” to “ manual” has no resistance so guess it’s broken?

Can the switch be repaired without draining down the whole CH system?

Can it be replaced without the pipe section or is it one unit?

Adding a pipe stat to an external boiler for frost protection

Is the following wiring correct for adding a pipe thermostat alongside a heating controller so both can fire up the boiler (ignoring electrical sources which are already present at all locations)?

https://preview.redd.it/crbsj7y6rkvg1.png?width=1019&format=png&auto=webp&s=ef7a0a720c51daf1334978ba947743db196b8fd0

Note: the boiler only requires L/N/E connections as it's a heat-only boiler (i.e. it "only contains" a burner and heat exchanger)
