Cost estimates for a large garage addition in the DC area?

I've been kicking around the idea of adding an approximately 20x35' garage to the side of the house I've lived in over 30 years. Working outside on cars in the summer heat and winter cold is getting old.

I had a design build contractor come up with a $160,000 proposal two years ago, and another builder last month quoted $215K. Both I think are ridiculous for basically 3 walls and a roof. All the online cost sites mention $40-$80 a sf.

Even with a bunch of extras added in like a driveway, retaining wall, moving the electrical panel and adding a door opening to the house, it should still be under six figures. Am I so far out of touch with the pricing?

Has anyone gotten the Pepco "no-cost HVAC tune-up?"

Is it really anything useful? My a/c barely did any cooling during the heat wave a month ago and seems like this might find the issue, but seems too good to be true.

Third nail/screw in the same tire in just one week. What are the odds.

No I don't drive around construction sites, and even if I did, why the same tire. And third one is in addition to three other multiple patches I found inside. This tire must be cursed.

How are Maryland flippers dealing with the recent doubling of the title fee?

As a dealer it doesn't affect me, but for flippers selling a cheap car, you could easily end up spending 20% of the price of the car on the tax and title. And that doesn't include registration if you get tags for it.

Goodwill commercial runs four times in a loop. WTF?

Is this deliberate? Is someone at the studio airing the ads asleep? This is the third time this week. I'm at home for lunch with the History channel on. At about 12:15 this 30 second ad for Goodwill comes on. Ok fine. Then after it ends, it repeats. Not once, but THREE more times. I'm beginning to think this is deliberate. Why are they doing this then?

I've had a few back and forth conversations with people to the point I get the , "You can now rate each other" message. Many are lowball offers so I get suspicious of their intentions. Can they still rate me after I have deleted the listing if I haven't blocked them?

I have a dealers license but am small time, 10-15 cars a year lately. The last time I tried to place an ad in Autotrader, they said I was a dealer. Ok, but that I would have to buy a monthly package for like $1000 instead of being able to run individual ads like I could ten years ago for $20. Has this changed? Has anybody here placed single ads on Autotrader?

I only do a few windshields a year. I use a battery powered gun and find it hard to lay a straight bead on top of the old urethane and it’s a bit squiggly in places. Always worry that I might get too close to either edge of the window opening. Does anyone made an adjustable guide that attaches to the gun or nozzle that would ride on and follow the window opening as you are laying the bead? Or any tips on keeping the bead straight. And do you lay the bead with the V-groove facing you? If you start at the top center, you have the grove facing away but then cant see the flow coming out of the nozzle very well.

Does anyone make pre-cut nozzles, for Dupont Betaseal cartridges specifically? I have an Equalizer V-grove cutter but don’t think I get a consistent cut, seems to be too narrow and tall. Is it normal to use more than one cartridge on a small car windshield?
