GE Washing Machine and GAS Dryer

capacity washer (5.3cu ft). Comes with matching pedestals. Color is Sapphire Blue.

Dryer works great, have not had any issues.
Washing machine display panel turns on but sometimes unresponsive to touch and sometimes won't start a load. It gives error codes 60, 92, 40, 48, 23,65.

Does not come with any of the water line hoses or dryer vent hose and gas line adapter.

3 year old early wake ups and screaming

We have a 3 year old (4 in Nov) who is an early riser. She’ll wake up at 4 in the morning sometimes. It’s rare for her to sleep past 6am. Most of the time she wakes up screaming about something. Scream because she has to potty or she wants to go out in the living room (no when we wake up at 4am), she can’t carry all 4 stuffies etc.

This is killing us especially because we have an 8 month old who also needs our attention overnight which means lack of sleep is high. Also cannot stand being screamed at unprompted the first thing in the morning. We’re wearing down.

Any tips? We’ve tried earlier bedtime, later bedtime, snacks before bed, etc. Nothing works and we are at the end of the rope so to speak.

Buying a new build and they have us approved at 4.75% today. LPMI so less down if we want. No rate lock until closer to close 6-9 months out.
Or we could rate lock at 4.99% builder pays no other incentive.
What's the smart move here? How risky is it to wait 6-9 months on interest rates?

Earnest using all of savings

We are looking at a new build that wants $20k for earnest. We have that money but it's all of our savings. We asked them to stagger it so we owe $5k at signing, 30, 60 and 90 days. Our closing costs after builder credit is $6k so we'd get most of it back.

We have a home contingency and the builder gives us 90 days to sell but will extend another 30 if we're close to closing.

My wife thinks we should do it and then borrow from 401k if it's an emergency until we get that money back. I think it's too risky. Supposedly a 401k loan won't affect our potential mortgage approval though.

Have any of you experienced this before? Any other solutions? Builder refuses to negotiate because it's a popular area with demand.

What’s too much to ask for in a new build offer?

About to put in an offer on a Taylor Morrison new build. Phoenix area. One of the last 10-15 houses in the neighborhood. We’d be contingent.

We want to ask for them to pay for appliances (including washer/dryer and fridge) and upgrade them to gas vs electric, window treatments, staggered escrow of $5k and pay the rest at close. Can we ask for upgraded cabinets, flooring, insulated garage, counters etc?

How much is too much and what is likely they accept?

Builder lender vs finding our own

Looking to purchase a new build in the Phoenix area.

Taylor Morrison’s lender has us at 4.75%, 30 year fixed 15% LPMI at $3742/monthly including everything plus $99/month HOA fee

or 4.99% standard 20% down $3637/monthly including everything plus HOA

Waiting for them to send the actual sheet to us but should I shop around? Could I get an offer and take it back to TM lender to beat? Just trying to see what our options are.

Feel like we’ve failed our 3YO

Every morning we’re woken up sometime between 5-6 by our early riser. 90% of the time she’s screaming or having a meltdown about something before she even leaves her room. Today it’s because she can’t carry 4 stuffies at once.

I know some of this is normal for a 3 year old but she seems unable to regulate her emotions at a level that seems abnormal. Any small inconvenience and she’s screaming about it. Shirt gets stuck, full on scream fest. Market lid won’t go back on, scream. Asking her to stop bothering the dog, picking up her clothes or not to go outside (it’s 100F here) more screaming.

I just feel like we’ve failed to help her regulate her emotions or express them. Any tips?

Debating buying a new build but it seems like all the possible options are so overwhelming to choose. Do I get the kitchen with the in wall microwave, optional cabinets, a shower and separate bath or tub/shower combo etc.

Anything that helped you if you bought a new build? Are there things you wish you would’ve splurged on vs saved your money on instead?

Our 3 year old will pick a little at dinner but mostly will be out of her seat and not eating. We try to have her come back to the table but it never lasts. We will leave her plate on the table until we’re all done eating or sometimes until we’re done cleaning the kitchen. But she’ll end up not eating much and then ask for snacks before bedtime.

Should we be setting a certain amount of time for dinner and then pick up her plate if she’s not done?Take away her plate if she’s up running around? Put a hard no on snacks after dinner? We don’t like the idea of forcing a child to eat whatever is on their plate but this constant not eating dinner and asking for snacks later is driving us crazy.

Looking to buy a new house. We have a couple of younger kids. We actually used to live in the neighborhood before (small house, moved once we had kids). The neighborhood was built in 2001. Homes have been maintained and are in a desirable area but it is an older neighborhood. Lot sizes are larger and houses a bit cheaper.

We also are looking at new build. We like the newer neighborhoods although not as well established. More modern looking features with the homes.

What are the pros and cons to buying in an older neighborhood vs a newer one?

I bought a refrigerated, premade green chile and cheese tamale from a grocery store prepared section on 4/26. Image is of the product from the grocery website. There is a sticker on the bottom that said 4/27 but it has no use by, sell by or expiration date type of words on it. Just the date.

Would this be safe to consume today? It doesn’t have any meat but I know tamales are a wetter food which could be prime for bacteria growth.
