Need to clear some old PC accessories, so selling these keyboards together at a reasonable price.

  1. Dell keyboard (₹100)

  2. Zebronics keyboard (₹100)

  3. Redgear mechanical gaming keyboard (₹250)

All were working the last time checked. Condition is used, dusty from storage, so please expect normal wear. Good for a backup setup, office work, or budget gaming.

Reason for selling: not using them anymore. If anyone wants to take all three, you can have them for ₹300.

Real estate purchase in Hinjewadi

Hi everyone I am a resident of Navi mumbai, thinking of buying a under construction flat in Hinjewadi. Builder is shapurji, it is a gated communities with all the generic amenities, property is located on Man road (around 2km from Infosys circle). I would be paying 90 lakh all included for 790 sqft carpet.

Not looking for a breakthrough return, a decent rental yield of around 4% and capital appreciation of 3-4% per year is enough for me. Would this be a good investment?

Need suggestions for a central place to rent between Baner and Yerwada, Pune

Hey everyone,

I'm a fresher joining a company soon and will be moving to Pune around July/August. My office will be in Yerwada, while my friend currently stays in a PG in Baner since his office is in Baner.

We are planning to rent a flat together and are looking for a location that would be reasonably convenient for both of us, ideally somewhere central between Baner and Yerwada so that neither of us has a very difficult commute.

Could you please suggest good areas/localities we should consider? Also, any general advice for renting in Pune, things to watch out for, dos and don'ts, broker-related tips, expected rent ranges, or commute-related suggestions would be really helpful.

Krisala Luxovert, Tathwade, ROI Expectations.

Bought a 3BHK (1058 sqft carpet) in Krisala Luxovert, Tathawade in June 2024 for ~1.09 Cr all inclusive. RERA possession is June 2028.

I’m trying to evaluate realistically whether this was a good long-term decision or an overleveraged one.

Current situation:
- Home loan: ~92L @ 7.15%
- EMI: ~70k
- Plan is probably to either:
- rent it after possession, or
- sell around 2029–2030 depending on appreciation

A few questions specifically for people familiar with Pune west real estate:

  1. What do you realistically think Krisala Luxovert pricing can reach by 2028–2030?
    (Not builder quoted rates, actual resale/liquidity value)

  2. Is Tathawade still in strong growth phase or already getting oversupplied with townships?

  3. How do projects like Krisala compare with:
    - Kohinoor
    - VJ
    - Pharande
    - GK
    - Austin
    - etc in terms of resale demand?

  4. What kind of rental yield can a 3BHK in that area realistically expect by 2028?

  5. Would you personally hold such a property long term or exit after appreciation?

  6. Any red flags about:
    - traffic saturation
    - water
    - infra
    - future supply
    - resale liquidity
    in Tathawade/Hinjewadi belt?

Would appreciate honest opinions.
