Im building a 10x16 greenhouse using a 2' knee wall sheathed, and a 4' wall placed on top with polycarbonate, and a 2x6 sandwiched between the two. Question regarding length..

For the 16' section, can I make the knee wall in two 8' sections, have the 2x6 plate overlap where the two butt up, then the top section the same in 8' sections, and a top plate overlapping the same as the 2x6 did?

I have high variable income to show over the years through bank statements, not IRS. My current fixed monthly spending on debt is around 800 per month on credit card debt from the medical history, with high rates around 28%. Roughly 20k. I'm thinking a HELOC would be the best route as a debt consolidation and to lower payments / interest rates.

My home is currently worth around 300k, and I have 150k left. 2.8%.

Where should I go to get a HELOC by using bank statements, and should I only pull enough to consolidate the credit cards and lower paymens, or other high interest payments like vehicle as well?

For context, I run a small business building high end backyard garden structures. All pricing, including additions and change options, is up front and center. Lately I've had some potential customers show their excitement for the projects and wanting to get on schedule, but asking for a site visit to verify where I'd suggest the structure to be placed.

Each of these visits were great, and they were happy for my expert opinions, but for some reason they immediately ghost me once we leave.

One even sent over her preferred paint colors and other options after we left, then just stopped responding.

My issue is wasted time, and gas, as some of these visits arent nearby at all. What's up with this and how can I avoid these in the future

My wife and I bought a house pre 2020, in an area that had a covid boom, increasing the value of our home. What was 199k is now valued around 300k as it stands. Its a early 1980s ranch style home that needs some improvements/ updates. Fence, septic, some flooring changes, etc. Along with this, we're also wanting to use some money to clear off about 20k of debt with 28% apr from medical issues from a few years ago. Those payments are about 800-900 per month alone, and barely getting hitting a dent. I don't see any other way to reduce them.

I'm also curious if the upgrades from the loan would end up increasing the value of the home more than what the loan was used for, if we decide to sell within a few years.

I'm wanting the loan to be from bank statement income, deposits, etc, where it'll show years of high income deposits.

Any advice?

I've previously had the couch facing the long wall, with the TV between the sconces. The only issue is that the couch cuts off the fireplace, the flow from the dining room/kitchen, and makes the space feel squeezed.

I think the only option is to have the couch face the fireplace, but that would make turning to view the TV or play some Xbox be odd, wouldn't it?

Small rug is temporary, looking for a large rug. Just wanting to decide on color.

Any other suggestions not related to TV placement is welcome!
