VA home loan concessions

Curious if anyone here has used their VA home rights recently and if they were able to get up to 4% concessions and any additional concessions IE closing cost partially or all covered.

Every situation is different but curious to hear what your purchase price was vs asking price. What did you end up overall negotiating.

A example I’m thinking of since it’s a buyers market is offering full asking price on a home . Hope it appraises and ask for concessions towards closing cost if not all and up to the VA 4% entitlement towards points, taxes and insurance

Relocating from Spring to SE Houston

Relocating from Spring to be closer to work on the southeast side of Houston, and we’re currently looking pretty hard at Friendswood and League City. Looking for recommendations on areas or neighborhoods we should consider in the ~$300k–$400k range.

A few things we’re hoping to find:

  • Lower property taxes if possible (around the 2% range)
  • Low or no HOA fees
  • Decent home insurance rates
  • Greenery/trees and quieter neighborhoods
  • Family-town vibe with parks and local/family-owned restaurants
  • Good schools (looks like both areas check that box already)

We have a one-year-old, so we’re definitely prioritizing safe, quieter areas with a strong community feel. We also really like neighborhoods with walking trails, nature, wildlife, etc. Seeing deer around occasionally would honestly be a plus for us.

We’re also curious about golf cart communities/neighborhoods where people casually drive golf carts around. That’s always been something we thought would be really cool for family cruising around on evenings/weekends.

I know flood insurance may just be part of life depending on the area, but trying to learn the little local tips like:

  • “Stay west/east of 45 in League City”
  • “This part floods less”
  • “This neighborhood has better trees/trails”
  • “Friendswood has a better small-town feel” etc.

For example, I’ve heard west of 45 in League City has a lot of walking trails which sounds awesome, and Friendswood seems to have a cool downtown/local business feel.

Any insight or neighborhood recommendations would be greatly appreciated!

Battery light came on. Auto part store said I needed a new battery. Didn’t fix issue. Just assumed next step was alternator. Battery light is still on. Definitely think the alternator is charging because I let it run ideal for 15 mins with AC full blast , radio and lights on and it didn’t die.

Do I need a new belt? There is slight corrosion on the neutral terminal so maybe that’s it? A fuse out somewhere? What’s next? What am I missing?

Any help is appreciated please. Ty

Have a battery light on that won’t go away. Replaced battery which needed to be and alternator that looked like the end of its life. Battery light still remains in place. Left truck running with lights on l, AC full blast and radio on for 15-20 mins and it still runs so the alternator is charging.

Other issue? Maybe a blown fuse but which one and where to check? Maybe leave neg terminal off for a while and see if that re sets it? Any help is appreciated
