Non-Permitted Square Footage Included....

Hi, should illegal spaces, such as an attic converted into a bedroom without permits be included as legal square footage in an appraisal? The home is legally a 2-bedroom, but the appraiser included the attic space in the square footage calculation. Also, the comparable sales used were mostly 3 bedroom homes with garages, while this house has no garage and is legally a 2 bedroom. The property was marketed as a 3 bedroom, and the additional attic space was included in the listing square footage. The appraiser stated that he relies on the listing information when completing the appraisal.

Is this standard practice? Just want to make sure we are getting an accurate and fair appraisal (as we just learned there are no CO's for the attic bedroom). TIA!

GLP1's or HRT for inflammation reduction

I am a walking ball of inflammation (just got the added diagnosis of RA)...now it has even impacted one of my feet. Trying to decide which will help best with the inflammation.....HRT (I am post menopause) or a GLP1? Any advice? Or should I try both and if so, which first?

No c/o's a home....

I am in contract for a house that we just learned has no c/o's for a bedroom and finished basement (although Yonkers has the bedroom listed on property sheet, even though there is no c/o). Is it going to be a nightmare to get c/o's in a timely matter? Would you proceed?

No c/o, but cleared to close....

Under contract on a house that the town currently lists as a 3-bedroom with a finished basement. But, the title search uncovered the original C/O, which shows the home as a 2-bedroom with an unfinished basement. That means there’s no C/O for the third bedroom in the attic or for the small finished basement.

The appraisal was also done using the home as a 3-bedroom and included the square footage from the attic bedroom. Came back fine (price I am paying).

Anyone know how the town can list the property as a 3-bedroom if there was never a C/O issued for the attic conversion. How does this happen?

Would you move forward without the updated C/O? The mortgage company has no issue...cleared to close, but our attorney is asking for C/O's. Anyone deal with something similar or have advice? Don't want to have potential when I go to sell (someone else's mortgage company may have issue). Also, feel like I am buying a 2 bedroom for the price if a 3 bedroom.

While watching the cast’s trip to Longleat, something about the animals didn’t sit right with me. And once I checked...there are numerous reports of alleged animal mistreatment there, and it’s disturbing. There have been claims about monkeys being used for research, lions being killed due to genetic defects from inbreeding, red panda cubs dying from hypothermia, an elephant living in solitude, koalas being brought in for the “zoo" and more. It seems many animal rescue organizations have pushed to have Longleat’s zoo operations shut down. There seems to be a focus on getting Annie the elephant to a proper sanctuary. If this is true, and seems it is, shame on Emma and her husband. Anyone from London area, who has any info on this?

Buying a home in the 800s....but homeowners insurance quotes have the dwelling coverage at 600k...should I increase it? Seems so low........... Also, is the normal deductible for hurricane coverage in Westchester 25k or should I lower that? Thanks for any advice!
