Ten bedrooms with en-suite bathrooms means no one is sharing a hall bathroom at 7am or whispering apologies through a wall. Multiple living rooms means the night owls and the early risers coexist without passive aggression.
A pool, outdoor dining, and a lawn that actually has space handle the rest of the hours. The per-person cost on a place like this destroys any comparable hotel situation, and you keep the kitchen. Alpilles light in the morning is genuinely not something you can manufacture.
