I'm dealing with a really frustrating situation with my Hausverwaltung here and I'm wondering if this is just a normal part of living in Germany or if I'm doing something wrong.
The lights in the entire common area and hallway of my apartment building are completely broken. It's pitch black when you step out of the apartment, which is obviously a huge tripping hazard and feels super unsafe.
I reported the defect through their official app back on April 20th. I got zero response. Not even an automated confirmation, and obviously nothing was fixed. After getting some advice, I finally went to the post office today and sent them a formal Mängelanzeige und Fristsetzung via Einwurf-Einschreiben. I gave them a deadline of May 8 to fix it, or I'll look into a Mietminderung.
My main question is, is it normal for German companies and property managers to just completely ignore you? I’m used to at least getting an automated "we received your ticket" message, but they just straight-up ghosted my initial report.
Also, how do you deal with this mentally and practically? It feels crazy to have to send a physical, legally threatening letter via registered mail just to get a lightbulb changed. Do you always have to go nuclear with legal letters immediately in Germany to get things done?
