My friend got screwed on a 1BR lease, so I built this map tool to surface the actual self reported rent people are paying and negotiating

He signed a 1BR thinking he got an amazing deal. When he talked to his neighbor recently, realised that the neighbor had negotiated a few hundred a month less and free parking. The only reason he found out was because they both happened to talk to each other about it but after the fact. (This happened in the Bay Area btw in full honesty)

I started thinking why theres nowhere to just see what people around us are actually paying. Not the listing price from platforms. What people around us actually signed for, what concessions they got, what broker fees they paid. Basically, how much can even be negotiated.

So I built a free tool for it for everyone to figure this out toegther. Anonymous, no account. Launched 3 days ago, and over 2.5k pins already dropped.

Since then things have evolved a bit but the core reason for its existence is the same. Just go to your location and drop a pin with what you pay and see how you compare or what others have negotiated to disclosed anonymously about their rental. Filters allows you to check the price movement for stabilized rents and other details.

A friend of mine signed a 1BR lease and thought he had gotten a fair deal. Of course he was wrong. Recently, his neighbor casually told him they had signed the exact same place for a few hundred less and even got a free month.

We started discussing why the only reason he found out was because someone happened to mention it to him. Why does there not exist something where people can find out what others are paying before they move in? Or how much people can negotiate or what concessions they got, or what broker fees they paid.

So I built one. Anyone can drop a pin anonymously with what they signed for.

Motivation:

My friend signed at listed price on a 1BR in Hayes Valley (SF). A month later his neighbor told him they signed the same floorplan for less, with a free month. Same building, same landlord.

Its completely free, community driven and anonymous. Tenant-reported, not landlord-listed. Compare any pin to the hood's typical.
