The market is just exhausting right now

I listed my 3br near Cotswold, Charlotte for $415k, but the local competition is just brutal lately. I thought being under the median of $410k would help, but houses on my block are sitting for 40+ days, which is a massive change from the craziness we saw a year or two ago. It seems like buyers are finally getting picky again, and with mortgage rates still hovering around 6.1%, everyone is hesitating.

I've been looking at some local North Carolina experts who actually track these specific neighborhood numbers to see if my pricing is just off or if it's just the May slowdown hitting early.

I really don't want to chase the market down with price cuts every two weeks, but I also can't afford to let it sit through the summer while the house just sits there costing me money.

are macbooks actually worth it coming from windows?

I’ve been using Windows laptops and PCs my whole life, so Macs always felt kinda “different” to me. But lately the new MacBooks look really tempting because everyone talks about the battery life, performance, build quality, and how smooth everything feels.

At the same time, I keep wondering if they’re actually better or if it’s just Apple hype. I’m so used to Windows that I’m worried I’ll buy one and regret it after a few weeks because of compatibility, gaming, shortcuts, file management, or just macOS in general.

I don’t really care about being in the Apple ecosystem. I just want a laptop that feels fast, reliable, quiet, and lasts a long time without becoming annoying after a year.

For people who switched from PC to MacBook, was it actually worth it in the end?

And what was the hardest thing to get used to after leaving Windows behind?

I recently started looking into mechanical keyboards and honestly didn’t expect this hobby to go so deep. Before this I used whatever cheap keyboard came with my PC, so I’m curious when it really “clicked” for people. Was it the typing feel, sound, build quality, or something else? Right now I’m trying to figure out if I should start simple or go straight into something more customizable.

I’ve been trying to get that clean, bakery-style finish on my cakes, but I keep struggling with uneven layers and frosting that never looks smooth no matter how much I go over it. It always ends up looking a bit messy.

working through a case with mild anemia but otherwise fairly unremarkable labs.

Hb slightly low, MCV borderline normal, no obvious acute symptoms.

trying to think through the next steps logically instead of ordering everything at once.
