Lender options for condo hotel purchase?

We are interested in purchasing a unit in a condo hotel in downtown Toronto (address is 1 King West).

The broker we've used for our other investment properties can't find a lender willing to finance this type of mortgage due to property type.

Any ideas or help anyone on this sub has? There is one unit currently for sale - not super interested in this one but interested in the building so trying to get things lined up.

Another plea to reject your 1st yr offer if you don't plan to go to Guelph!

Rez wait list is slowly whittling down! Was in the low 1000's a week ago and now in the low 700's so 300 spots on wait list were confirmed in the last week. Total wait list is now 2308.

Anyone here part of the 300 who moved off wait list to confirmed?

Super high on rez wait list (1000ish with 1900 total), going in first year and want the typical rez experience. Close to campus, meet others, dining options, open to roommate.

We're looking for a condo downtown Toronto with the main goals of 1) ability to rent out when not in use 2) flexibility for occasional personal use (1-2 weeknights per week 3) cash flow neutral / positive 4) asset appreciation over time

Initial research led me to the hotel condo at 1 King West. I know it's considered a commercial residence so securing mortgage would most likely require min 30% down payment, taxes are higher vs residental.

Any other considerations? Searched this sub and haven't seen much so appreciate hearing opinions!

So happy to find this sub! I would ask STR-related questions in the Toronto Real Estate thread and feel like I was starving little children, based on all their responses!

We are looking for an airbnb-friendly building to purchase in the downtown core. We intend to use it when we need to be at the office 1-2x week and then would rent it when not in use.

Ideal location is south of Union Station, size would be 1+1 and would want a building that truly is STR-friendly and low risk of upset residents changing condo by-laws to ban airbnb. Ideal budget is <$600k and parking is plus as could be another income stream to rent out the spot on monthly basis.

These are the buildings we have our eyes on - any key ones we're missing or commentary on the ones we've identified?
