The plot of land has water available at 8 feet underground and is located on a road where an average of 10 cars pass every minute at midday, and 30-50 cars pass by in the morning and evening every minute.

My budget is to spend up to 3 Lakhs.
What business should I do on this plot of land?
I was thinking of building a car washing center as the nearest car wash is 1 km away, and nobody goes there because they are very expensive and have no proper equipment.

At the moment, I can only spend 3L, but I will have more to spend after one year. Should I wait to have a bigger budget or start now and build a car wash?

In my area, Hardware stores are the biggest earning business, but I don't have the money to construct a proper store and buy construction materials like steel rods, paints, and PVC pipes.

Any advice is greatly appreciated.
