Suggestions to make RapidTO work better for everyone (design and enforcement)

I’m both a TTC rider and an occasional driver, so don't down vote me for my suggestion here (want to do what is best for transit). One thing I keep noticing on Bathurst near Front is that traffic gets jammed up because one car is waiting to turn right while pedestrians are crossing. Also there's literally no threats of enforcement for drivers going illegally.

Since there’s no way for cars behind to pass, the whole lane gets blocked. Then some drivers get frustrated and just use the red streetcar lane illegally to get around it. To me this is a design issue - on both road design and communication.

My ideas to improve rapidto:

1.Add a right-turn signal so turning cars can clear the intersection faster.

  1. Where there’s space, allow a small passing/bypass area so through traffic can get around cars waiting to turn right. (Small sacrifice of some of the red lanes to make room for bypass area).

  2. Add clear signs saying the RapidTO lane isn’t for regular cars, including the actual fine/penalty. (Max dollar penalty fine and demerit points.). Some visual warning that threatens drivers would be good.

  3. Use photo enforcement for cars illegally driving in the red lane.

  4. Possibly add small speed bumps or some kind of traffic calming in the red lane, but small enough so it doesn't impact straight cars.

  5. And obviously, put police out there for enforcement (though expensive).

I attached a rough graphic showing what I mean. Targeted fixes like this could help everyone and reduce bottlenecks and people driving illegally in the red lane.

Hi there

This year, I moved out of my condo (principal residence) and bought a new larger and higher value home where I am now living. My turned my old condo into a rental unit and rented it out. I might sell my old condo in 3 years.

Say that the old condo is worth $700K fair value when I moved out.

Questions:

  1. in the year I moved out and turned it into rental unit, do I need to fill out any forms to crystallize the fair value of the $700k?

  2. is there any advantage in doing a 45(2) election in a down market? The reason im thinking that I wouldn't want to is because the old condo may not appreciate as much as my new home. But who knows. If it doesn't appreciate as much as my new home in 3 years, I would not want to designate my old condo as principal residence.

  3. in other words, if I file a 45(2) election on my old condo, am I stuck to claim principal residence on my old condo for next 4 years? am I forbidden to claim principal residence on my new larger home for the next 4 years? (It is likely that the larger home would appreciate more than the old condo... Maybe the old condo might even decline further more in value due to condo markets these days)

So I was thinking, for areas where streetcars have right of way (eg. Queensway, Spadina, Queen's Quay, St Clair, etc), can they speed up the streetcars to 80km/h if they used pedestrian guardrails / barriers?

I'm assuming they can only go the street posted speed limit because it's "part" of the street and there's a danger of people crossing the streetcar tracks. But if they put barriers or guardrails where no-one can cross dangerously, I wonder if they can drive at the max speed?

Thoughts on doing this?

I spent about $3000 to replace the laminate floor of a condo.

Used to live in the condo, the flooring was in bad shape, had damage (eg. Water damage and scratches) and replaced the laminate floor to rent it out a month later.

I replaced laminate with laminate. This was not an upgrade.

Can this be expenses as repairs and maintenance?

Or should I expense a percentage and then put the rest to capital?

I do not plan to deduct CCA for the rental.

This expense puts me in a rental net loss position.
