Flexible Lease Takeover 1BR at AVA Ballston Square (High Floor, 3 min to Metro) + $5,000 Incentive
Hi everyone, I’m the current leaseholder of a 1BR / 1BA at AVA Ballston Square in Arlington, VA and looking for someone to take over my lease.
I’m relocating for work, otherwise I would’ve stayed as I’ve had a great experience in the building.
This is a flexible lease takeover and the move in date can work around your timing. The lease transfer is done through Avalon Communities, and once the new tenant takes over, my responsibility ends completely.
Effective Rent is $2,250 per month after applying incentives.
Parking and utility are separate and cost around 250$ together.

The location is super convenient, about a 3 minute walk to Ballston Metro and very close to Ballston Quarter, grocery stores, gyms, restaurants, and an easy commute into DC.
The lease transfer and application will be handled directly through Avalon Communities, so everything is official and goes through their standard process.
To help move things quickly, I’m offering a $5,000 incentive. I can also be flexible on how this is handled so it feels secure and straightforward for you. For example:
$2,500 at move in
$2,500 after the second month’s rent is paid
I’m also happy to provide both checks upfront at move in and we can agree on how and when they’re deposited.

North Arlington Nail Spa?
Specifically looking for a good but not super high-end place to get pedicures. I moved here a while ago and have had two pretty bad experiences, one at Teresa and one at Nova Nail Bar, both had good reviews. I know I can go to a high-end chain in Ballston or Clarendon but I'd prefer to find a clean but no-frills place closer to me near Yorktown.

Swim Instructor
I’m in Arlington and am looking for an adult swim instructor. I can swim well enough for survival but it’s not graceful. Also need to learn how to tread water and proper floating.

Islamic center near ballston or clarendon
hello all,
was wondering if there was a mosque I could pray jummah around ballston or Clarendon. I used to go to Clarendon islamic center but they closed from my understand. unfortunately I don’t have a car so trying to make this as easy on myself as possible
