Las Vegas Spring Real Estate Market Hits the Brakes - Las Vegas & Henderson Real Estate & Housing Market Update – April 2026

Spring season is usually what sets the tone for the year in the Las Vegas real estate market. After a strong start in March, we are seeing a retreat in the previous months gains across the board. For single family homes effective months of Inventory has gone up 12 percent, closings have gone down almost 8 percent, median price has dropped a smidge, as has average price. Although not a drastic change, the numbers are moving in a direction that indicates a weaker market for sellers. Smart money would be on a combination of Iran, gas prices, and interest rates. April is the first month where the Iran war would have been felt as March would have been when everyone was getting into contract or holding off.

If you are selling or considering selling, it’s not all doom and gloom. Single family homes selling in 30 days or less trended up to 56.8%. This is indicating that buyers are still searching for homes that are priced right and not requiring a ton of work.

Condos and townhouses did not follow the same trends and were a mixed bag with closings up, prices down, and effective months of inventory down.

In terms of predictions, the wind has been taken out of the sails in this market for the moment. Paying attention to the war and the interest rates will be what guides the next momentum shifts. If none of that changes sales numbers will continue to slump and we’ll see the market stay mostly the same with some decreases come fall. If the war suddenly stops, gas flows, the new fed chair slashes rates and the bond market responds, it’s another market altogether. As of today, we are not there.

What are some tips for my move here?

Aloha!

I am looking at moving to the ninth island as I just graduated college back in December with my masters nearby in Flagstaff, AZ.

I have been on the job hunt in Hawaii practically since I got my bachelors and I secured a part time job right now but with the cost of living and income tax it made me realize I literally made over 3.5x more money back when I was a student employee.

I just came to this revelation today that in the room of the house I am renting in that I will never be able to fully settle in living in Hawaii like I want to and that living in a dormitory in college felt more like home (and safer too) than what I am currently dealing with.

Just wondering as someone who is trying to adult on my own for the first time what are things I should consider or look into. I already have family and friends who live in the area but am looking for more ideas than what I was given.

Ideally trying to move in June or early July as my funds are getting a little lighter with each day.

Thank you all for your feedback 😄

Albertsons delivery

If you are considering a grocery delivery from the Albertsons on Horizon Ridge and Stephanie, I would reconsider an alternate grocery store. I've had nurmerous misdeliveries from this store. Apparently, drivers cannot read numbers or directions.

With The Hat opening on the Westside and seemingly having huge success so far, do you think Henderson will get their own The Hat?

Free Heart Health Screening + Gift Card

Researchers at UNLV are working on a population study of cardiovascular risk factors. As part of this, free heart health screenings are being offered in Las Vegas (at the Sky Room at Icebox LV) from May 7-9. The screening takes about 10 minutes, you don’t need to fast, and you’ll receive a $45 VISA gift card for participating that can be used anywhere.

This isn’t just a basic cholesterol check. You’ll get valuable insights most doctors don’t routinely test for. Here’s what’s included:

  • Lipid panel - Measures cholesterol levels.
  • Lp(a) - A genetic type of “bad” cholesterol that about 1 in 5 people have high levels of. It's rarely tested for because it’s expensive, but it only needs to be checked once in your life.
  • HbA1c - Tracks average blood sugar over the past 3 months and helps detect prediabetes or diabetes.
  • hsCRP - Looks for inflammation that can lead to heart disease.
  • eGFR - Measures kidney function.

This info can help prevent heart attacks, strokes, kidney damage, vision loss, and more. Plus, by participating, you’re contributing to important medical research that could help millions of people.

I did it recently and it was easy and painless. Message me if you’d like to sign up.

Looking for recommendations for a blackwork / negative space tattoo artist in Vegas

Been thinking about getting my first large-scale tattoo and I’m trying to find the right artist/shop in Vegas before moving forward.

The general direction is a blackwork / negative-space piece across the left chest, shoulder, and upper arm — more abstract/flow-based than illustrative. Kind of inspired by things like topography, energy flow, magnetic fields, etc., with a lot of emphasis on bold contrast and something that will still age well 20+ years from now.

Definitely not looking for super fine-line or trendy Instagram-style work. I’d love someone who’s really good at:

  • large-scale composition
  • body flow/anatomy-aware design
  • blackwork & negative space
  • custom symbolic/geometric work
  • creating something unique instead of just copying reference images

If anyone has artists or shops they’d personally recommend in Vegas for this type of work, I’d really appreciate it. Bonus points if you’ve actually gotten a large piece from them yourself.

My husband and I are planning on moving to the area in Aug/Sept from the Midwest. Planning on coming out in a few weeks for a scoping trip/finding a nicer apartment/townhome. Any recommendations or areas to avoid? I’ve been seeing some nice rentable homes too. We are a younger couple and budget isn’t really an issue and big concerns are proximity to stores/shops, access to quality healthcare, especially with a little one on the way. Any recommendations for OBs or women’s clinics would be most appreciated as well! Thanks! We are excited! Reading through some of these threads and the community seems great.

Beware of Porch Pirates in Cadence

Happened around 3 am last night after we didn’t notice a packages that was dropped off after 6 pm. Looked like he had more than just our one Amazon package so I’m sure they’re just running up and down the street hoping to get lucky.

I (F28) am looking into moving to my first apartment. I'm grateful for the arrangement I have with my family, but I have needed my own space for a while, and various circumstances have delayed it. I've narrowed it down to a handful of places in Vegas, Henderson & 1 in Boulder City. I don't want to live too deep into Vegas because my current job is in BC/Henderson. However, I hope to get a 2nd part-time job or a new, better paying full-time job either in Henderson, Vegas, or Remote. Slight possibility of me rebooting my passive income ventures as well. Once settled, I'll consider a roommate situation.

If I can get some insight on the following apartments and the surrounding areas, it would be immensely helpful in narrowing choices down. If you have any other suggestions for places that'd be neat, too.

Ideally, I want a 1-2 bedroom place. No more than $1.3k for rent. Not too deep into Vegas.

BOULDER CITY:

Casa De Alicia

HENDERSON:

Firenze, The Watermark, Citi Lights, South Valley Ranch, Heritage Pointe, Vittoria at Equestrian, Cascade,

LAS VEGAS:

VUE 5325, Aviata, Rancho Mirage

How are the lines at the DMV, especially the one in Henderson? I have a jetski trailer that lost its CA permanent plate. I want to register it in NV. Could not find info online how to do it that way. So need to go (gulp) in person.

If they open at 8am, would I be safe arriving at 730am on a Thursday? Or should I arrive earlier?

I like to wear a decent suit. Not custom made but decent quality. The stuff they have at th local Nordstrom rack isn't up to standard for the most part. Where in Henderson should I look?

Now that Jokers Wild has been closed and demolished, there’s significant activity with land moving equipment.

Cadence Crossing Casino is considering a hotel as part of their property, but the area in question is far too large just for that facility.

Anyone heard what might be planned?

Decent/Trustworthy Laptop/Computer Repair in LV (Green Valley-ish areas preferred) please help

Pretty much as the title says. I’ve had enough of Lenovo’s service repairs, so warranty or no, I’m having a third party look at it. Money isn’t as much of a concern as being skillful and knowledge being up-to date, being quick (as quick as can be, I know sometimes we have to wait for parts), and honest.

Being around or right outside of Green Valley/ Silverado Ranch/ etc. basically, I’ll go to the best place if it’s 40 minutes away, but I would obviously prefer somewhere a little closer.

Does anyone have any recommendations? It’s a Lenovo Pro5 gaming laptop if it matters (and I know I know, buying a gaming laptop was my first mistake)

70 years ago tomorrow, May 3, 1956, three-year-old city of Henderson was celebrating Industrial Days, a super-intense (serious) series of parades, events, and parties that used to take place each year as a celebration of our city's industrial heritage (reformatted in the 2000s as "Pioneer Days"). In the first picture, a crop of the May 3, 1956 now-defunct newspaper, the Henderson Home New with an aerial shot of the Water Street District area/original Basic Townsite. The road on the right hand size is Boulder Hwy and the one dividing the top third of the pic is Lake Mead Pkwy. Oh, naturally, BMI along the very top of the picture. So, next time you drive past all those giant concrete buildings behind Target on Lake Mead, remember: those buildings refined the element that built the bombs, the aircraft frames and engines that won World War II.

Happy Industrial Days, Henderson!

Looking for recommendations for a real estate agent who will assist with finding house rentals in the area. We are looking for a family friendly neighborhood, with one of the better high schools (I’m aware that’s hard to come by). Would prefer someone who specializes in a wide area of Vegas and Henderson to help us narrow down the best area for us.
