Employer offering a rental for 3 months near Winterville NC

My husband and I are relocating our family to NC and his new employer has offered to get a rental for us for the first 3 months. We'd possibly extend another 2 months after that but would be paying it ourselves. I've reached out to 2 so far, one showed as available right now but the owner responded saying it's actually booked up through the rest of the year. And I haven't heard back from the other. Is there anything we or the company can do to find ones willing to work with us if they are the ones paying for it? We have 2 adults and 3 kids and 1 small (under 20lb) 1yo dog whose house trained and crated overnight and when we are out, coming with us! We'd rather find a furnished finder vs an apartment or extended stay hotel, but I'm having trouble getting responses out finding ones that are actually available.

Tenant insurance question

Do you require tenants to have liability insurance? I don't mean just for their belongings, but in case of something extreme, like they drive into the fence or burn down the house or their dog bites someone. I know I have to get a landlord policy separate from my homeowner's insurance, but I don't want to be held responsible for their lousy driving or bitey dog.

It's been suggested to require the tenant to maintain a renter's insurance policy with at least $200,000 of liability and the landlord listed as "person of interest." (That means if they cancel or change the policy, the landlord is notified.) Does anyone do that? Have tenants been receptive or resistant?

Need opinions

My wife and I are looking at a particular apartment for a short term lease in Frederick,MD. I spoke to the owner and everything seems legit. Only red flag is that she only asked for my ID and the make and model of my car for parking purposes. No background check (as of yet) and she said send the deposit so the apartment could be held for us. I looked up the website for the apartment complex and its her personal number that i initially contacted. Is this a red flag? P.S her cashapp info also matches her name and she also told me she personally owns the apartment building. Thank you

Been doing mid-term rentals (2-6 months) for two years now, so not a lot of different tenants (love Furnished Finder!). Put in a new washer/dryer last year, and they have WiFi, so I, being a tech geek, of course added them to my network. I pay all the utilities (as is very much the standard with this duration).

The new tenants (two adults) who just moved in are apparently doing 1-2 loads of laundry EVERY DAY (I get the alert when the cycle finishes). I know it would be super creepy of me to say something about that, but at the same time, if they're going to keep doing this, the electric and (hot) water add up.

Thoughts?

This all seems legit, right?

So I posted my place on FF yesterday and got a lovely note two hours later from a couple saying they love our place and were very interested. We arranged a FaceTime meeting for this morning, and the guy said his “business partner” would also be on the meeting. The husband looped in his wife who is currently out of state.

The meeting went great, the business partner turns out to be a supervisor at a pest control company who will be responsible for paying the rent every month. Finding and managing accommodations for traveling employees is apparently Business Partner’s job. He won’t be a tenant so I’m not putting him on the lease. I’m only putting the couple on the lease right? They’re the ones who will be legally tell single right? Am I missing anything?

I looked up the extermination business and it seems to be a legitimate company operating in my state and surrounding states. The couple seems super wholesome, and their background checks came out fine.

Is this common for there to be a business partner involved? They’re not setting me up to abandon my house to a network of thieves and pirates are they?

Echo Dots for music? Other cheap options for speakers? Or should I just skip speakers altogether?

I ordered some echo dots thinking that it would be a cheap alternative to buying speakers for guests so they have something to connect their phone via Bluetooth or just connect directly to the internet to play music. I'm considering returning them because now that I think about it, I don't want to connect them to my own account, even if I have the ability to turn off purchasing etc... And I have a feeling that tenants would be unwilling to connect to them with their own accounts in fear that they might have issues disconnecting from them.

Are there any other cheap alternatives to providing something that they connect their phones to so they could listen to music or is it better to skip that idea altogether? Thanks for your advice.

Been on furnished finder over a month and I had someone that seemed real and sent a fake cashiers check and then ghosted me? I’m a host on this app and offering a room in my home in Las Vegas 1300/month how do I know what’s a scam? And is there just slow times? It seems it’s mostly families looking for homes

[UPDATE] : I just reverse searched the images on google and found a lot of listing on Airbnb and messaged the landlords there , now I am getting responses, and a lot of them are willing to honor the furnish finder price. So furnish finder messaging might have been the issue. Hope this helps anyone in the future.

Having a hard time finding short term rental within our budget and No one on Furnish finder is responding, but looks like they haven’t even seen our messages. Does anyone know anyone or have any listing for a 30 day short term rental??

We are digital nomads and work remotely, we are residing in Colorado Springs for a bit. Our nephews are coming to visit us so we are looking for a bigger space (2Bed / 2bath House / Apart ) or 3 bed.

Budget is $2300 MAX.
