I’ve seen a few questions recently about Benitachell on the Costa Blanca, so I thought I’d share a bit of local insight.

It’s a small town between Jávea and Moraira that often gets overlooked, but it’s actually quite an interesting option if you’re considering moving to this part of Spain or buying a place here.

The standout area is Cumbre del Sol, which is a hillside development with incredible sea views, modern villas, and access to Cala Moraig. It’s very popular with international residents, especially families (there’s even an international school nearby).

The main village (Poble Nou de Benitachell) is much more traditional – quieter, more Spanish, and generally better value if you’re looking for something authentic rather than tourist-focused.

In terms of prices (2026 rough guide):

  • Apartments: ~€150k–€400k
  • Villas: ~€350k upwards
  • Sea-view homes in Cumbre del Sol can go well into the €1M+ range depending on position and build quality
  • Average price per m² is roughly €2,200–€3,800

It’s not as busy or commercial as nearby coastal towns, which is exactly why some people prefer it. You’re still only 10–15 minutes from beaches, restaurants, and golf, but with a much calmer day-to-day feel.
