Crystal-clear water, blue skies, boats gently moving in the harbour, and that slower pace you instantly feel the moment you arrive. It’s easy to see why so many people fall in love with this part of the Costa Blanca.

Whether you’re visiting for a holiday or thinking about making the move permanently, Moraira has a way of making everyday life feel like a break away.

I’m based in Calpe and work in local property, and this comes up a lot so I’ll share a bit of what it actually feels like on the ground rather than the usual general info you see online.

Calpe is fairly steady as a market compared to some nearby coastal towns. It’s not a place that has huge swings in pricing or sudden “boom/bust” behaviour. Most of the demand we see is from Northern Europe, usually people looking for either a second home or something they may eventually spend more time in.

Apartments vary a lot depending on where you are in town. The beachfront areas like Arenal-Bol and La Fossa are where most of the demand concentrates, especially anything with sea views or walking distance to the promenade. Then you’ve got the more residential hillside areas like Maryvilla or La Manzanera, which feel very different — quieter, more space, more views, but obviously less “walk out and you’re on the beach”.

Price-wise, you’re generally looking at roughly €200k on the lower end for basic or older apartments, and it can go well past €800k for frontline or high-spec sea view places. The gap between similar-sized properties can be huge depending purely on location and outlook.

One thing people sometimes underestimate is how important licensing is if they’re thinking about rentals. Not every apartment can legally do short-term lets, and that can really change the investment side of things. In reality, well-located and properly licensed places tend to sit somewhere around 4–6% gross yield, but it depends heavily on management and how often it’s actually rented.

Also, Calpe doesn’t really “close” in winter the way some resorts do. It’s definitely quieter, but it still feels like a working town year-round, so it’s not just seasonal tourism.

Happy to share more if anyone’s looking at the area — there are quite a few small differences between zones that don’t really show up on property portals.

One of the questions we’re asked most often is whether areas like El Portet, Pla del Mar, Benimeit, Tabaira, or Moraira town centre actually feel very different to live in day-to-day.

While Moraira itself is relatively compact, each area definitely has its own atmosphere and lifestyle:

• Moraira Town Centre – walkable, lively, close to restaurants, marina and beaches
• El Portet – quieter, more exclusive, sea views and luxury villas
• Pla del Mar – prestigious residential area close to town
• Benimeit & Pinar de L’Advocat – larger plots, privacy and panoramic views
• Tabaira & La Sabatera – practical residential living with supermarkets and local amenities nearby
• Cometa & Moravit – popular with year-round residents and holiday homeowners due to convenience and beach access

We’re seeing increasing interest from buyers looking for:

Teulada It’s a small inland town just a few minutes from Moraira, and it often gets overlooked because most buyers focus directly on the coast.

• Apartments: approx. €120,000 – €400,000+
• Older units tend to be around €1,400–€2,200 per m²
• Newer builds with lifts/pools/parking can be ~€2,200–€3,500+ per m²

(Obviously varies a lot depending on condition and location.)

📍 Main difference people notice

Even though they’re only 5–10 minutes apart:

Teulada:

• More traditional Spanish town
• Year-round local community
• Generally better value per m²
• Quieter, less tourist-driven

Moraira (coast):

• More holiday-focused feel
• Higher prices
• Limited supply, especially centrally

They’re actually in the same municipality, so you’re still very close to beaches and amenities either way.

🌿 Lifestyle

Teulada is more of a working Spanish town:

• Cafés, bakeries, weekly market
• Quieter outside summer
• Easy access to countryside, vineyards, and hiking
• Short drive down to Moraira for beaches/restaurants

Worth visiting both if anyone is considering the area because the “on paper” difference doesn’t fully show how different they feel in person.

I’ve seen a few questions recently about Benitachell on the Costa Blanca, so I thought I’d share a bit of local insight.

It’s a small town between Jávea and Moraira that often gets overlooked, but it’s actually quite an interesting option if you’re considering moving to this part of Spain or buying a place here.

The standout area is Cumbre del Sol, which is a hillside development with incredible sea views, modern villas, and access to Cala Moraig. It’s very popular with international residents, especially families (there’s even an international school nearby).

The main village (Poble Nou de Benitachell) is much more traditional – quieter, more Spanish, and generally better value if you’re looking for something authentic rather than tourist-focused.

In terms of prices (2026 rough guide):

• Apartments: ~€150k–€400k
• Villas: ~€350k upwards
• Sea-view homes in Cumbre del Sol can go well into the €1M+ range depending on position and build quality
• Average price per m² is roughly €2,200–€3,800

It’s not as busy or commercial as nearby coastal towns, which is exactly why some people prefer it. You’re still only 10–15 minutes from beaches, restaurants, and golf, but with a much calmer day-to-day feel.

I came across an interesting piece about Moraira Castle and thought it was worth sharing here.

It was built in the 18th century to defend the coast from pirate raids (mainly Barbary corsairs), and it still sits right above the beach today. What I didn’t realise is how central it still is to the town—events, views, and basically the whole identity of Moraira revolve around it.

The article also ties that history into why Moraira has become such a sought-after place to buy property. It’s one of those towns that managed to grow from a fishing village into a pretty upscale destination without losing its character.

A few things that stood out:

• Strict building rules → no high-rise overdevelopment
• Strong demand from international buyers
• More “quiet/lifestyle” focused compared to bigger Costa Blanca spots
• Mix of traditional charm + modern villas

It’s interesting because it seems to hit that balance a lot of places lose once they get popular.
