Mortgage: how far stringing along separate bank and lenders
First time homeowner (NJ); finally signed with a 2mo closing. Our realtor recommended a local lender who’s been outstanding with explaining the process, getting us preapproved and finishing the underwriting super fast. Transparent on all costs as well. Issue is, he hasn’t locked us into a rate yet as he was hoping to match a 5.9 rate we saw. He’s truly one of the best local lenders and our realtor who’s incredible uses him as his go to, but understands business is business
I was separately mortgage shopping; most lenders wouldn’t lock with such a long closing but found a bank that did, and at 6% with minimal origination fees/extras, no points. We signed with them as a hedge (our broker recommended that).
Now we’re approaching the 30D window, and I’m unsure how to proceed. I’m going to reach out to our broker by end of week to get a sense of his thinking. However the bank we signed with is asking for full submission for underwriting and to then connect with our realtor.
Should I continue the process with the bank, and see how it plays out? Or do I need to make a decision now on who to go with? I’m essentially stringing them along as my safe option, and want to ensure I don’t overcommit/burn both bridges
Edit: we’re also already working with an attorney (through realtor and broker). If we go with a new lender, do they simply use ours?
