Single male mid 30s, no pets, but might adopt a cat once I settle.

I will be working at Northwestern, and my biggest ask is the commute. My budget is around <$1950, and I am looking for a studio or 1br. I want to be within a 40 minute commute at most. People keep telling me Lakeview or Lincoln Park, but many agents I have been talking to have said I am asking for too much for too little. I'm just looking for a quiet and safe neighborhood, I don't care about nightlife and all that stuff.
