Anywhere to buy road legal stamped metal number plate?
Looking to buy a pressed metal number plate, few sites around like pressednumberplates.co.uk etc, but unless I am mistaken they don’t have a marking showing who supplied the plate, British Standard number, nor is it clear if they are reflective, all of which being legal requirements?
Might sound kinda sad, and plenty of dodgy plates around that 99% of the time are fine, but I’d rather buy one that is legit. Cba risking points and a fine for a cosmetic “mod”.
Any reputable places to pick these up? If it's a physical shop anywhere around Beds/Herts/Bucks/London or Norwich is good
How much to budget for a combo boiler and central heating?
Buying a flat that is currently heated by storage heaters/Economy 7, and an immersion tank.
The flat has a pipe connected to the gas main running into it, as in it pokes up the floor behind the cooker, but would need the gas company to come and install a meter.
Trying to research what it should cost for a boiler and central heating, to see if this is even worth considering?
How long is a piece of string and everything but anyone have any ideas?

Why do people think Bedford is a dump?
I've lived all over Bedfordshire, grew up around the villages north of Bedford, as well as in Queens Park, and have been living in Luton the last several years but moving back to Bedford soon for context.
I really don't get why many people put Bedford on par with Luton to be honest?
The town centre is so much bigger and nicer, granted, since I last lived there, there are much less shops open, but that's true everywhere now, but at least there are a good mix of pubs, cafes, delis, resturants, hobby shops, nice parks, which are few and far between in Luton, and much less presence of junkies walking around the town centre.
It has been about 20 years since I lived there, but just walking around Ford End Road on a bit of a nostalgia trip, it's noticablly nicer than say Bury Park or Marsh Farm in Luton, again maybe I just don't know the area anymore, but it feels nicer than I remember it growing up in the 2000s. I still wouldn't describe Queen's Park as "nice" (with the exception of the park) but it's hardly the hellscape people paint it out to be.
Perhaps I'm just sick and bored of Luton, or perhaps rose tinted glasses, curious to hear what other people think.
That being said the traffic in Bedford is almost as bad as I remember it being... New bypass seems to have helped though. And less of an Itallian presence, but maybe I'm not looking hard enough.
My offer was accepted a couple weeks ago, and taken off the market with EA 1, however it’s still on the market with EA 2.
I’ve called EA1 to say this a couple of times, and that it makes me hesitant to start paying for surveys etc when it’s still on the market. She has formally instructed her solicitor already, but still doesn’t really sit right with me.
What would you do here?
For context, when I first found the flat, it was on rightmove with 2 totally different EAs, then both taken down and I was told she had taken it off the market. Then a week later reappears with the current two. It was also very tricky to get a viewing, the owner said that she would only let them do viewings on Saturdays, and it’s not 100% clear if she lives there or not.
The flat ticks all my boxes, location, garage, share of freehold, gas etc so I am keen on completing asap
