Seeking advice on purchasing a B-khata resale apartment in Bangalore
The 2BHK flat that I'm renting currently in Brookefield, Bangalore is up for sale (prime location near Brookefield mall). I'm considering buying it. The building is nearly 17 years old and the owner is quoting 80 lakhs. It has been on the market for 3 months now, and the asking price has come down from 1 crore.
The UDS is 390 sq ft. The property is B-khata. Land is A-khata.
Builtup Area - 1080 sq.ft
Carpet Area - 920 sq.ft
I have stayed here for 4 months now and have not encountered any major issues, apart from clogged pipes (calcification of old GI pipes) resulting in suboptimal water flow. The apartment also got a Cauvery water connection recently. It's a small society (G+3) with minimal amenities.
Any advice on whether I should go ahead with an offer and what should be my opening offer?
