Incoming grad student – is it realistic to find a solo place in Burlington right now?

Hi everyone, I’m an incoming grad student at UVM this fall and trying to figure out housing for August. I’ve been actively checking Zillow and Facebook, but I’m starting to feel a bit unsure about what’s realistic.

My situation:

Budget: ~$1,200–$1,600 (can stretch a bit if needed)

Looking for: studio or 1BR (planning to live alone)

Move-in: August 2026

Hoping to be within a reasonable distance to campus or on a bus line

Must-haves: safe area, laundry access

Nice-to-haves: parking, some utilities included

Right now, it feels like most options in this range are either gone immediately, out of budget, or not in great condition.

I’d really appreciate honest input from people who have gone through this:

Is this budget realistic for a studio/1BR in Burlington?

Am I looking too early, or is now actually the right time?

Did anyone find success going through specific landlords or less obvious sources?

Is living alone here doable, or do most grad students end up needing roommates?

Any advice would help a lot—just trying to set expectations and plan accordingly.

Hi all, I’m moving to Burlington this August for graduate school at UVM and starting my housing search. I’ve been looking on Zillow and Facebook, but I wanted to ask here since I know the local market can be competitive and sometimes word-of-mouth helps.
