Telling your flatmate when people are round - standard or overstepping?

My flatmate wants me to tell her when I have people round. I'm used to having an open door policy with friends - if they're nearby, they can drop in and be hosted.

When we met, I stressed how much I enjoyed hosting. It's such a good space to share.

Personally, I think it's overstepping to ask to be told in advance if someone's coming round - it's rare that I have more than two people over at once.

You live with someone else, what's the difference?

Rent Repayment Order & Renters Rights Act - 2 years to claim?

I was looking at putting in a RRO against my landlord by the end of this month.

Currently, I have 12 months from the last offence to do so - which brings us to the end of this month.

As I understand it, from 1st of May, that time has extended to 24 months, with a greater total you can claim? Any reason not to wait until the 1st of May?

Deposit outcome? No inventory signed for this tenancy

I've been in a flat for three-ish years.

The first person I moved in with had been there for 5 years, and not much in the flat was new at that point, either.

I signed for the inventory given to them when they moved in when I moved in, despite the flat being in a completely different state. I reasoned the rent was low enough to make the deposit worth forfeiting if it came to that.

Since then, they moved out and ended that original joint tenancy. My new flatmate moved in and signed a new tenancy. He's never seen the inventory.

I'm wondering how this is going to play out - nearly everything in the flat is 7 years old at least. What can realistically be claimed at this point, and what happens if we dispute it?

We plan to do a clean, but there's only so much we can do with this carpet.
