Is now a good time to buy in Las Vegas or better to wait?

I’ve been watching the market in Vegas for a while and can’t decide what to do.

Prices feel high, but rates are the bigger issue right now.

Part of me thinks I should wait it out, but I also don’t want to miss opportunities if things don’t drop much.

For people actively buying or investing here, what’s your approach right now?

I’m not super religious, but Christianity still comforts me sometimes

I wouldn’t say I’m the perfect Christian or even fully understand everything about faith, but there’s something comforting about Christianity during hard times.

Sometimes just praying quietly or reading a few verses helps me slow down mentally. Even if life is messy, it gives this feeling that things can still have meaning.

Salary feels weird no matter how much you earn

When I was earning less, I thought more money would fix everything. Now I earn more, and I still feel like it’s not enough Every month it’s bills, rent, food, random expenses… and somehow the number disappears faster than expected.Also it’s kinda strange how your salary becomes “normal” so quickly. You adapt and then want more again.

I run a small flower business and my website is reaaally basic right now

I mean it works for simple stuff but it doesnt feel good when I look at it... like it doesnt really reflect the care I put into my work. I keep seeing other small businesses with really beautiful websites and it makes me wonder if I’m holding myself back without realizing it. I checked prices for a custom site and it honestly stressed me out a bit. It feels like a big gamble when you’re still trying to grow and every expense matters. But at the same time I worry that a bad website might be costing me customers already

I’ve noticed that sometimes my faith starts to feel more like a habit than something meaningful. Like I’m doing the right things, but not really feeling connected to them. I don’t want it to become automatic or empty, but I’m not sure how to keep it genuine all the time. Is this just part of the process, or is there something I should change?

I’m in a very specific mood lately where I don’t want anything intense or plot heavy. I don’t want constant twists or drama I just want something that feels slow and calm but still meaningful. Like a story where not much happens on the surface but there’s a lot going on internally. Something a bit introspective where you follow someone’s thoughts daily life small moments and it just kind of pulls you in quietly. The kind of book you read in the evening and it doesn’t overwhelm you but still leaves you thinking after
I don’t mind if it’s a bit slower paced as long as it feels honest and not empty. I guess I’m looking for something that feels peaceful but still has depth. If you’ve read anything like that I’d really appreciate the recommendation

I’ve got a 4x4 that’s been lifted and had wheels and weight setup changed fairly significantly. Original compliance plate is still there, but the specs obviously don’t match how the vehicle sits anymore.

So I’m trying to figure out what inspectors actually rely on in situations like this - is it the original compliance plate, engineering reports, or something else?

I’ve been looking for sorting compliance plate related stuff and it got me thinking how much weight they actually put on that original plate once mods are involved...

I’ve been getting more into Porcupine Tree lately and I’m trying to figure out where to go deeper. They have a lot of albums and different styles, so I’m curious what you all think is their best work.

Right now I’ve heard some songs from different albums, but not full deep listens yet. Here’s kind of my early top based on what I’ve liked so far:

  1. In Absentia – songs like “Trains” and “Blackest Eyes” really hooked me
  2. Fear of a Blank Planet – “Anesthetize” is just insane
  3. Deadwing – I like “Lazarus” a lot

I feel like I’m missing context though since I haven’t gone album by album yet.

What would you say is their best album overall? And which songs would you recommend as must-listens from it?

I’ve been struggling with something and wanted to see if anyone else relates. When I’m alone, I feel like I sing really well, I’m relaxed, confident, and everything sounds way better. But the moment I’m around people or even thinking about singing in front of someone, I get super shy and my voice just doesn’t come out the same.

It feels like I tense up and overthink everything, and then I end up sounding way worse than I know I can.

Has anyone dealt with this before? How did you get more comfortable singing in front of others?

I really want to improve but this is holding me back a lot
