Favorite hikes with waterfalls?

Hi all. I'll be road tripping through on my way to NOLA from NYC and would love to stretch my legs and exercise my dog with a pretty hike in your fine area. I've done a few in the past, but would love any suggestions. Easy to moderate, about an hour-1.5 hours hike. Would love to see some rhododendrons blooming and some waterfalls. TIA!

Road tripping from NYC to NOLA--what to see in VA?

I've done this drive many times, my route is usually to go down through Shenandoah national Park and then pick up the Blue Ridge Parkway all the way to Asheville and keep going. I've also done route 11 all the way through Virginia. And either of those are top-notch and exactly the kind of thing I love. But thought I would put it out there in case anyone has any other great roads to take through Virginia. Or sites or food! TIA!

Interesting sites or roads on the way down to NOLA from NYC

I've done this drive money, many times to go to Jazz Fest and I leave tomorrow. My usual route is to drive to Washington DC, then to Shenandoah national Park through Lexington onto the Blue Ridge Parkway take that to Asheville maybe meander around Maggie valley a little bit and great Smoky Mountain and then find an interesting way through Alabama or Georgia to get down to New Orleans.

I've done this trip several times, so I feel like I've seen most of it, but I'm sure that's not true. I've done the Natchez trace; Florence, Birmingham, Selma and Montgomery AL; Oxford and Natchez, MS; Memphis and Nashville, the lowland coast. What are some of your favorite places? Wondering about Macon Georgia and the new national park there.

I love architecture, American History, urban ex. I would love to hear about any beautiful rural highways, interesting small towns, I love a good town square.

Construction to perm loan for multi-family possible?

I'm trying to add a mezz level of debt to reduce my equity raise/increase IRR and wondering if any lenders to construction-to-permanent loans on multi-family residential buildings?

Thinking if I can raise the necessary deposit first, get the const-to-perm loan, start demo and building while I work on the MOU permit (turning the building into a boutique hotel), keep raising for the soft costs. Plan is to have the MOU in place at the 24 month period and refi into a SBA 504 for the soft costs and furnishings to launch the property.

Is this doable? I mean, I know it will be complicated and the timeline will be tricky and nothing is guaranteed. But does such a loan exist? Anyone have experience doing a similar deal?
