What properties in Dubai do you think will drop the most in value now?

Hi everyone,

Curious to hear different opinions about the Dubai real estate market right now.

With the current situation and slowdown in transactions, what types of properties do you think are most likely to drop in value the most if the market corrects?

For example:

• Certain areas?

• Off-plan vs ready?

• Apartments vs villas?

• Older buildings vs new developments?

And on the other side, what types of properties do you think will hold their value best?

Also interested in hearing what people think the bottom could realistically be if prices fall , are we talking about 10%, 20%, or more?

Lastly, who do you think will actually sell in distress if the market gets worse (overleveraged investors, short-term flippers, Airbnb owners, etc.), and who will likely hold?

Would be great to hear different perspectives.
