Is there any project in East Bangalore that isn’t a "disaster" according to the internet?

I’m currently on the hunt for a flat in East Bangalore, and honestly, the more I research, the more paralyzed I feel. It seems like every single project in the Whitefield/Varthur/Sarjapur belt is getting absolutely bashed online for one reason or another.
I’m trying to be realistic-I know the market is inflated and I’m not expecting a 2020 price tag. But the "red flags" being thrown around for every major project are making it impossible to decide. For example:
• Sobha Neopolis: Everyone talks about the Greek-themed luxury, but then the comments are full of warnings about the CPD road mess, the S-Cross bottleneck, and the railway crossing nightmare.
• Prestige Raintree Park: This is the Tier 1 gold standard, but then people bring up the "lake bed" concerns and the potential for flooding once the area is fully developed.
• Mana Skanda (The Right Life): I see people complaining that the location is way too far off and lacks basic "right to life" connectivity, even though the builder is a solid Tier 1.5 and the entry price (around 9.5k) feels more "honest" than others.
• Nambiar District 25: Seems to have a 20-30% premium baked in just for the name, and the location doesn't exactly feel like it justifies that price yet.
Here’s my dilemma: If you go with a Tier 1 builder, you’re paying a massive premium upfront just for the brand. If you go with a Tier 1.5 builder, you get a better price and more room for appreciation, but people tell you the location is a gamble.
I actually want to buy—both for personal use and for some future growth. I’m not expecting a miracle where a 7k PSF flat jumps to 12k in two years, but I also don't want to buy into a project that I’ll regret the moment I try to commute or when the first heavy rain hits.
So, what’s the move?
How are you guys actually deciding? Do you just pick the "poison" you can live with? Are there any projects that are actually decent but just getting unfair hate? Or is everything in the East genuinely a compromise right now?
Would love some honest views from people who are also out there on the ground.
