Hey everyone,

My partner and I are at our wits' end with the Hobart rental market. We’ve been searching for nearly two months now and every single application comes back rejected.

The Stats:

Income: $7,000+ combined monthly (both working).

Reliability: Stable employment (IT and Hospitality).

The "Offer": We’ve been telling agents we are happy to pay 10 weeks' rent in advance just to get a foot in the door.

We aren't looking for a mansion—just a standard place to live. We have references, we show up to every inspection, and we apply within an hour of the viewing.

Is there a "shadow market" we’re missing? Are there specific agencies that are better to deal with, or is Hobart just actually impossible right now? If anyone has advice on how to make an application stand out (or knows of a lead), we’d appreciate it more than you know.

Cheers.

Edit: monthly income is $7000 and closer to $9000 with side hustles
