Contractor Not Working Out

We have a property that we purchased in 2023. We intended to do a quick flip, but we have hit major snags with high price tags throughout the process.

We finally are ready to finish the project and our contractor is not following through.

We were fined by the city for debris he didn't pick up after the demo and he didnt pay it, we did.

We have been calling to which we get a text saying he will call back and he never does. We text and no response.

We purchased all the lumber for reframing. We were told (for the hundredth time it seems) how fast it would be done; we were priority. When my husband stopped out last weekend, literally NOTHING was done. Not a single thing.

I will say we haven't pushed hard. Loss of drive and lack of motivation from the big financial hits has made it hard to deal with this property mentally. I did explain to my husband that the issue is on both parties, at first - one (the contractor) isn't following through but also the other (us) isn't setting deadlines.

Now the deadlines are trying to be set and we are getting nothing in return.

We are tens of thousands of dollars in debt. The level of stress this is causing us, and the intense stress I am dealing with with this added on to everything else life throws our way, is too much. I am over it. We need a new contractor. Now.

I looked up how to change contractors. We have no contract in place; nothing was signed. From what I understand, we just need an invoice for work and final payment. Then we can move on.

The permit is under him, so that would need to change.

Any good, affordable, and efficient contractors in the area that are good communicators, self-motivated, and have good reputations?
