Seeking advice on what to do - Mortgage help

Hi,

Looking for advice, I have a want and not sure if it's at all feasible to do.

Looking at a parcel of land that is a dream, price $125k

Looking at building a custom style home on property but being the GC and DIY a lot of the work.

Total estimated cost will be under $500k

How do I get a mortgage for the pervertible "what If" scenario above?

There will be no "builder" and I will sib out the needed things but don't want to pay a GC for the costs savings.

Thoughts on how to do this?

Not a first time home buyer, but a First time home buyer alone.

This is my dream house, dream build, dream property.

Affordability is there, Easily.

Separation in Ontario Canada Advice, etc.

I've paid 99% of the bills for the last 5 years.

I have zero money, 25k short term debt, 30k in loans due over the next 5 years.

My spouse, who makes about 1/3 what I do has little to no debt, just bought a brand new car($1000 payment), I pay the fuel, insurance, maintenance etc for it, she "pays" the main payment.

We JUST bought a bouse together, she told me moving forward I'll have to get my own room set up in the new house as she doesn't want me in with her(long story - Infidelity caused)

I make $140k

she makes about $70K

we have a 6yo child

I have zero savings and a work based pension fund.

She has likely 50k in savings and a pension(source of her income)

I know I'm screwed financially in this pending separation and know that the only reason she is "still here" is becuase of the financial issues, ie she can't have the life she has based on her own single income, so she wants a roommate/sugar daddy without the sugar. I don't want that period and have voiced that to them.

What the heck are my options here? I'm just 100% screwed I know and this being my 3rd marriage(and fucking last) and infidelity caused issues.

Garage Mezzanine Help

I have an idea to build a.....for arguments sake a storage mezzanine in my garage.

I have 14' ceilings in my garage and I'd like to have 7' above the project.

Anyone have any ideas or other links etc on ways to design and build it for life?

I'd like it to be 10' wide and 12' long, the span would be 10'.

Stairs up to it

and the main 4 posts would support the weight and not be attached directly to the garage if possible.

I want a post and beam style look for the bottom and will add flooring, railing and other things to the top.

Any help is greatly appreciated.

I'm a novice but have completed some projects before and have all the right tools from Rigid, Dewalt and Ryobi :-)

I can picture it in my head but as far as the code compliant and support/structure is where I get kind of bound up, It needs to be solid and not move around when up there, etc.
