15×40 site in Bangalore – realistic construction cost for G vs G+1?

Hey everyone,

I am a middle class guy. Trying to construct a decent house.

The plan is to build on a 15×40 (600 sq ft) plot in Bangalore. Trying to decide between G only vs G+1, depending on budget.

### My rough estimate (please sanity check)

- G (≈500 sq ft): ₹10–15L

- G+1 (≈1000 sq ft): ₹22–35L

(Assuming ₹2k/sq ft) Correct me if am wrong and give me some tips to lower cost here.

### What I want clarity on

- Hidden costs: approvals, borewell, BESCOM, interiors, compound wall, etc — how much extra % realistically?

- Is it smarter to:

- Build only G now but design for future floors, or

- Go G+1 directly?

- Contractor vs turnkey — what actually works better in Bangalore?

And again some tips to lower cost and get a decent house.

### Goal

Avoid budget blowing up mid-project and poor quality work.

Would appreciate recent real numbers + mistakes to avoid. Thanks!
