Apt flipping

I believe apartment flipping needs to be banned. Cause the prices are skyrocketing. Yes this has been the case for decades. Every generation complains about the high price.

Overall, it's true that supply and demand drive the price.

On demand, a lot of people are coming to Bangalore for a lively hood and population boom - and the inventory is also been ramping up more launches/towers and now floors as well.

One thing I see is a lot of people buy it for investment purpose AKA flipping this drives an artificial demand. Nowadays people get huge loans( accessibility to loans has become easy and banks write off loans easily these days) and make a small down payment and sell them before possession. They clear the loan and are off for another flip. It's all fine so far due to buyers.

This has to be banned, atleast keep a rule no selling till possession or 10 years this itself will pushback a lot of people. As they have loan to pay. This would attract people who genuinely want to buy for living.

In stock markets we have margin trading, the risk there is high as the price can also go down. In real estate prices don't go down but there can be no buyers (so far demand has been up so it's not that risky)

Housing is essential and i feel it has become gambling now. I know people can tell it's capitalism but common roof over our head shouldn't be.

And we need to stop private equity entering our RE like USA, where prices have gone up.
