What happened at the Aria to blow up the HOA to $2113/month for a 2bd/3ba 1560sq foot unit? Is it a join? Am I right when I say that this figure does not include the taxes?

Beautiful building, nice unit, but, sadly, it’s out of the question for us.

The listing does say,

“NEW PRICE! SELLER TO PAY ASSESSMENT AT SETTLEMENT!”

which confuses the issue further. Is that an assessment on top of the $2113 or one that is included in the $2113?

My wife and I are thinking about moving to Philly. She’s not quite sold yet but I’m trying.

We’d be looking to buy a 2 bedroom apartment.

I was thinking near the Barnes, Fitler Square, Rittenhouse, Center City.

Can people who have bought give me some tips?

I see mostly condos and some coops that blew themselves up with $2k+ monthly fees.

We’d want 2Bd/1-2Ba, < $1000 month HOA, say $400k-$600k.

We lived in Manhattan for 20 years and want a less frenetic vibe, culture, and nice people. Yes, we have visited Philly.

All thoughts welcome. I’m trying to keep her from pushing us out to Wilmington, lol. :)
