
Seeking Advice for New Home Owner
Moved into a newer house about 6 months ago and I’m trying to learn a little more about our HVAC setup before I start spending money on upgrades or calling companies out.
House was built in 2022, we’re the second owners. About 3,600 sq ft, 3 stories (finished basement underground, main floor, and second floor). We’re in Utah, so summers are hot and really dry.
System is:
- Trane S9V2 furnace
- Trane 4TTR3036H1000NA AC condenser
- Trane XR203 thermostat
- Broan Nutone ERV unit
I attached a picture of the thermostat wiring because I honestly have no clue what I’m looking at. Some wires (black/orange) look like they just go into the wall and aren’t connected to anything, so I’m not sure if those are extras for future use or if something weird is going on.
Main issue is temperature differences between floors. The thermostat is on the main floor right next to the basement door, and the upstairs gets HOT. Like 7–8 degrees warmer than the main floor at night, which makes sleeping upstairs pretty miserable.
I’ve started reading about thermostats with circulation modes and remote sensors to try to even things out a bit. Was looking at something like a Honeywell ElitePRO S1200, but I don’t really know if:
- it would even work with my current setup/wiring
- circulation mode actually helps in real life
- or if this is more of an airflow/balancing problem instead of a thermostat problem
Basically just trying to understand:
- what I’m looking at with the wiring/setup
- whether there are obvious things that could help balance temps better between floors
- if a thermostat/sensor upgrade is worth it
- or if this is something I should just have an HVAC company come evaluate
I’m pretty handy and do most of my own home projects, but HVAC is definitely not my lane and I’d like to understand enough so I don’t walk into a service call completely clueless.
