Reasons This Home in the Outer Sunset Isn’t Selling?

I’ve been looking at homes in the outer or inner sunset to relocate my family. I know the outer sunset is generally more “affordable” due to the fog and cold, but tbh it seems like it is hyper competitive now and sells for way over ask.

What’s Going on With the New Build Prices in WNY? Marrano Selling $1-1.5m Homes in Clarence

Marrano’s newest development in Clarence has homes going for $1.5m, with a minimum price of $900kish. These aren’t custom mansions, they are 3,000sq ft non-custom homes where you select from maybe 10 layouts. I know Clarence is a premium, but Marrano is a low-quality mass scale builder.

I even see new Essex homes listed for $700k minimum out in Lockport, some much more.

Is there a reason our new construction seems to be so off the charts lately? I know costs have gone way up, but you can check over in PA or Ohio not far from us and new homes are significantly cheaper.

My wife and I built a home 3 years ago, in a new subdivision. I was already somewhat against it at the time because I really didn’t love the aesthetic of the neighborhood - houses all looking the same, basically all white or grey vinyl sided homes, lots that don’t seem big enough for the size home..no trees at all.

Now I’ve also come to sort of hate our home as well, and not just the neighborhood. I was over at my parents the other day, and they have a home built in 1988. Their home wasn’t anything crazy at the time, but I’m noticing it still has much more character than all the houses in my neighborhood. Things like bay windows, breakfast nooks, taller more unique windows and other types of charm that just seemed “normal” at the time.

My house and neighbors are all like the same mix of 10 different floor plans, all sharp 90 degree angles, way less windows, and essentially no “unique” features at all.

The trim in my house is all MDF, which I thought was fine because it looks like wood, but now I’m learning it is way more fragile. We have toddlers and there’s so many chips and chunks taken out of the trim everywhere - it’s just cardboard essentially. My parents house is all real wood trim of course.

Our builder allowed us to pick from like 6 interior paint colors, of all basic white/greys/light blues. While my parents house is outdated, I’ve come to really appreciate the vibrant colors and even the wallpaper.

My doors are all hollow core doors, they are terrible for sound insulation, and they feel so light that it feels like the material is made out of paper machete.

Like most new subdivisions, my neighborhood has an HOA, and they only let you have a black aluminum fence which gives zero privacy. So, we had to spend a small fortune on privacy trees which won’t give us actual privacy for another 5 years. We go outside in our backyard and can just see a sea of cookie cutter homes and yards, everyone on display.

Our floors are “luxury vinyl plank” which I didn’t mind at first, but now when I go to other older homes and see actual hardwood, it makes me realize how cheap and cold our LVP feels. There is some pros here..it seems indestructible which is great since we have kids and dogs.

Other pros..everything is new built to the newest codes - the insulation in the house is incredible for example. It’s all new families so it is easy for us to meet new people, and for our kids to make friends.

I just had to rant a bit because I’m like halfway to selling it and moving to a more established 80/90s neighborhood.

I feel like this should be a very quick job - but it’s a two story home so requires a large ladder and I’m not certain if anything needs to be replaced. My siding company that installed it 3 years ago told me $250 on the phone. I don’t know if it’s worth getting other phone quotes for what is a relatively small price.

I’ve been using the RH GC since January and I’m a big fan of it, but the $10k/mo limit hinders us from using it as our only card (don’t judge me, family here that has big purchases pretty often).

I know you can’t ask for a limit increase, but when should I expect it to go up automatically? A $5k increase would make a huge difference for us even.

We built this admittedly cookie cutter house 3 years ago, and the kitchen has always bugged me a bit. We thought the black granite we found at the store looked really cool, but once installed it just didn’t have the appearance we hoped for.

While I do think actual hardwood would really warm the kitchen up a lot..I am considering replacing the countertops as well down the road..something like a classic white quartz and painting the island a different color.

We have 3 1/2 year old twin boys, and we keep trying things like tee ball, soccer, etc for their age groups, but they just have literally zero interest in following the instructor, and end up running around playing with each other.

It’s frustrating because it seems like all of these other three year olds are mostly properly following instructions and participating.

I’m curious if this is more of a twin issue..since they distract each other more?
