“Maintenance supervisor”
I’ve been with my company for over 5 years, and I’m starting to get pretty frustrated with our current maintenance supervisor, who’s been in the role for about 3 years now.
The previous supervisor was very hands-on — he’d jump in to help with tough jobs like pulling AC units, tearing out shower surrounds, and handling the kind of work that really requires a team effort. He set the tone by leading from the front.
The current supervisor says he’s “not above anyone,” but his actions don’t really reflect that. He doesn’t have a property, He rarely helps with actual maintenance work and instead seems to focus on delegating tasks whenever possible.
What’s most frustrating is that he spends a lot of time driving from property to property, sitting in PM offices, and socializing. From what I’ve seen (and heard), these visits aren’t work-related — just chatting and gossiping — yet he’s still logging mileage for it.
Meanwhile, the maintenance teams are left picking up the slack. I’ve personally noticed my workload increase due to the lack of support and leadership.
I’m not sure what the best way to handle this is, but it’s getting increasingly frustrating watching this happen day after day without any real value being added.
