Hey neighbors, I wanted to share a quick pulse check on the local market. As we all know, finding a detached single-family home under $900k in North County has become a "needle in a haystack" situation.

I just adjusted the price on a listing in the Mission Point community (146 Adelia Way) to $850,000, and I think it’s a great benchmark for where the "entry-level" family market sits today.

Here is the breakdown of what $850k gets you in this pocket of O'side:

  • 3 Beds / 3 Baths + Loft: 1,450 sq. ft. (The loft is huge for those of us still working from home).
  • Turn-Key: New flooring, fresh paint, and a new fridge. This one is ready for move-in.

  • Location: 10 minutes from downtown/the Pier and right near Mission San Luis Rey.

I’m seeing a lot of families get discouraged by the $1M+ tags in Carlsbad and South O'side, but there are still opportunities to get into a detached home if you know where to look.
