I’m interviewing agents to sell my home. I also want to buy a new one. I have had the commission conversation with both potential agents and they both said two different things.
The first agent said it was a fact, the selling agent will negotiate with the buyers agent and the commission I pay to my sellers agent for selling my house will cover both sellers commission and buyers commission (for my house.) I say, okay. So, when I buy a house, I won’t be paying a commission to the agent for that purchase? The first agent said, no.
The second agent said it’s more liquid than that. They indicated that I will pay the sellers commission (the only thing that is confirmed) but that I would not necessarily pay a buyers commission on my home, indicating that the buyer may be the one paying the commission to the buyers agent for my home. They said that I would and could still end up paying commission to the buyers agent on the house I buy though.
So, if I understand the process, I will definitely pay a commission to the agent that sells my home. I may pay a commission to the buyers agent that buys my home and I may pay a commission on the home to a buyers agent for the home I buy.
Is that right?
