So I had the inspection of the house. I thought it would be little stuff based off of living there and what the house owner (which i am fortunate to live there as I was homeless last year) we had made a luckily verbal agreement that I would buy the house and she was prepping to move to abroad.

However, the inspection found a lot of stuff wrong that are NOT cheap fixes.

Like roofing tiles being worn as heck, evidence of critters getting in, rotted windows, sagging floors on EVERY LEVEL. The basement has fire damage signs and the wood shows termite damage. As well the water heater has a small gas leak, and has corroded pipes. The chimney is leaking. (I have never been so thankful for rain)

So I did schedule an email that would send AFTER I get off work Monday, because with a high mortgage, and the expensive repairs. I would loose the house.

The only thing that would possibly cause an issue is the other housemate would then be homeless. My partner (who has been helping me with finances and getting things set up and researching things for me as I cannot answer calls or do comparisons well with work during the times replies are needed) suggested that the housemates could move into the house I'm planning to buy instead.

Am I over reacting about the cost of repairs when I would be paying over $1600 for all the motgage stuff before house insurance? I make like $28 per hour. Its a stretch.

I can find a cheaper place that's a bit tighter that would pass inspections.
