EOI refund Sobha
Hi,
Looking for some practical advice from anyone who has been through a Sobha refund process.
I paid approximately 163k AED in February 2026 as an EOI to Sobha.
The booking was later cancelled and since then I have completed all requested documentation.
Over the last couple of months I have received several updates saying the refund was in its “final stage”, then “initiated”, and most recently that it is “pending release” within 7–10 working days.
Communication has been difficult. Emails often go unanswered, although a friend visited their Dubai office in person recently and spoke directly with them, who checked the system and said the refund should be completed within the time frame mentioned in the last email.
I also contacted the Dubai Land Department, but they advised that as this relates to financial returns it would need to be pursued through judicial channels.
Has anyone here had a similar experience with Sobha? Once you were told the refund was “pending release”, how long did it actually take for the funds to reach your account?
I’m trying to understand whether this is normal internal processing delay or whether I should be taking further steps.
