Villa: 2,095 sqft @ ₹3,450/sqft
Total package: ~₹1.8 Cr

Investment thesis:
Exposure to Tata/Apple manufacturing expansion belt
Infra upside from STRR / improved Hosur connectivity
Hold for 5–10 year appreciation
Generate interim cashflow through Airbnb/weekend rental
Projected / marketed Airbnb income is ~₹1 lakh/month, which I’m trying to sanity-check.

Hi everyone,
I’m considering buying in Roja Ncorp’s Farm Ville Mallorca plotted villa project near the Hosur industrial expansion corridor.

Project pricing quoted:
3,600 sqft plot @ ₹2,250/sqft
2,095 sqft villa @ ₹3,450/sqft
Total package ~₹1.8 Cr

Location is roughly:
~24 km from Hosur
Near Tata Electronics / Apple manufacturing corridor

My plan is to:
Hold for long-term appreciation
Use as a farm villa / Airbnb weekend rental

Builder/marketed estimate suggests this could potentially do around ₹1 lakh/month in Airbnb revenue, which I’m trying to validate.

Wanted feedback from locals:
Is this area genuinely developing?
Are these rates reasonable?
Is ₹1L/month Airbnb realistic here?
How is Roja Ncorp’s reputation locally?
Any issues with water / approvals / resale in this belt?

Villa: 2,095 sqft @ ₹3,450/sqft (~₹85L incl. GST)
Total package: ~₹1.8 Cr with add-ons

My thesis:
Long-term appreciation from Tata/Apple ecosystem
Future infra tailwinds via STRR / Hosur-Chandapura connectivity
Plan to use it as a weekend home / Airbnb rental
Builder is suggesting / my rough estimate is that this could potentially generate ~₹1L/month via Airbnb once operational, assuming good occupancy and positioning.
