
Bayn by Ora (Y Views Cluster guys I think this is the real distress deal
Why no one is talking about it ??? I was going through it and honestly it made me stop for a second. What stood out most is the land. These villas feel like old Dubai communities where you actually had space and privacy and proper outdoor living. Some plots are almost 3 times the built up area which you almost never see anymore.
In Y Views the 3 bed core villas are starting from around AED 6.5M with about 2441 sqft built up on roughly 5000 sqft plots which is around AED 2600 per sqft on built up. Corner villas are very limited too only 8 in total and 5 are exclusively with me.
This is also the beachfront cluster and only around 1% to 2% of the overall villas are actually beachfront. On top of that there is private beach access only for Y Views cluster owners which makes it even more exclusive in my view.
When you compare it with most other off plan options right now it’s mainly townhouses starting from around AED 4.2M but those are usually much further out in more desert side locations with around 2700 sqft built up but only around 1300 sqft plot so you are really getting structure more than land there
This is why this feels different. If the market was fully normal I personally feel this kind of beachfront standalone product would easily be around AED 10M plus entry
Location wise it is next to the Palm Jebel Ali corridor near the new beach development and ORA has also taken additional land around it which should improve access from Sheikh Zayed Road. You also have strong surrounding land like Mudon
Overall it feels like a very promising location with huge future potential if everything around it develops the way it is planned
