accessible condos or buildings in midtown or North York with parking

I have been looking for a rent controlled 1bedroom for some time now on viewit.ca , condos.ca and realtor.ca . everything I find either doesn't have in-suite laundry or lacks parking or has some sort of flaw when I go to viewings - for example one condo had a window facing a parking lot where tons of kids where playing soccer and was louder than a kindergarten. There are also some buildings with bedbug reports, and some that don't have concierge to collect packages if I miss a delivery .

I'm looking for a well managed place north of Bloor St and east of Yonge St area (I'm fine with a few blocks out of bounds) with parking and in suite laundry. I'm also fine going as far up north as Finch Ave or east by DVP. Wondering if others have some buildings they recommend?

18 Graydon Hall Dr Tridal tower

Anyone knows much about the Tridal tower at 18 Graydon Hall? is the area clean and safe? I'm planning on moving there in one of the lower floors and noise and safety is a concern for me.

older smaller condo or a cheaper bigger brand new one?

I can't make up my mind, there are 2 one bedroom condos I'm considering. one is a well reviewed and managed rent control condo asking for $2,100/m, and the new one is $1,900/m brand new condo built by a reputable Canadian builder. the new condo is also much bigger at 650sqft with a nice rectangular floor plan vs 530sqft square floor plan with the older one. the new one has a panaromic view of a large park and the city since it's on 35th floor, and all its appliances are brand new miele. I met the landlord and he seems like a nice guy. The old condo has really old appliances and view of 401 from 10th floor. new condo also has a walk-in shower vs tub which is good for me as I use a shower chair. I can't make up my mind. I'm planning to stay there maybe ~4 years I am not sure. which one should I take?

Over the last 5 years my pain symptoms have disappeared. I used to suffer from from severe pain in my pelvic floor after sexual activity. I was doing a lot of pelvic floor physiotherapy and stretching which helped at the time.

However recently my symptoms changed after orgasms or ejaculation. I no longer have pain and instead I experience flu like symptoms including low grade fever, chills, sweating, extreme fatigue and orthostatic intolerance (blood pressure and heart rate increases too much on standing but is fine when lying down).

I recently learned about POIS or post orgasmic illness syndrome on Wikipedia and it seems to really describe my symptoms. I recently stopped masturbation and sex and have been feeling much better. all my endocrinology tests were normal with good PSA and cortisol levels - except for prolactin levels which increased dramatically after ejaculation. Anyways I'm just wondering if anyone else here is suspected of having POIS?
