Lovely high ceilings, big south-facing windows and lots of light! Entryway transition area and closet with kitchen nook and adjoining den. Den currently used as a walk-in closet and space to sleep guests; closet fixtures in the picture can be removed before I leave if desired. Built in 2025, balcony, new appliances including dishwasher, elevator, in-building laundry, gym on the roof ("gym" is minimal but does the job), 4 minutes' walk from 2 and 5 lines with grocery stores, pizza places, and pharmacy within 10-minute walk. Windows are double-paned, so this is a calm place to work and relax without being too far from the city (30 min to Wall Street, 50 min to Times Square).

I currently pay 2815/month without utilities; final rate for subletter depends on rental period. I ideally would find a tenant September 2026 - July 2027. I am also open to September 2026-January 2027 unfurnished, with renewal option from there.

Hi all! I come seeking your advice, as someone who's only been living here 5 months.

I was offered a fellowship overseas that I'd love to pursue, but it would mean that I have to break my lease. I'm living in Flatbush in a new build about 4 minutes' walk from the 2 line. It's one bedroom and I pay 2815 monthly. I could sublet it furnished or unfurnished, though unfurnished might logistically make more sense (if I rented it furnished, I'd have to enlist the help of a friend to coordinate the move-out of my stuff into storage when the sublease is done).

For context, the building I'm in is new, and they have not been able to fill it completely; it's taken them since July 2025 to fill 92% of the available units. It's a nice building that I'm very comfortable in, and I'd be willing to lower the sublet cost or change the rental period to just the semester (Sept-Dec) if that's advisable.

This fellowship is a rare opportunity for me, but I'm trying to get real about whether it will ruin me financially. I know nothing is guaranteed, but I'd be so grateful for any advice this community had to offer! Thank you in advance.
