Where to start on an income ETF? I bought some TSLY and days of reading later am more confused than ever. Are any yieldmax ETFs in a good place to buy? Meaning not at peak but good income?

I previously switched HYSA because they are offering $500-$1500 bonuses in some cases.
Now this tells me they know something I don't, or they are able to invest just a bit better to make a profit.
My question then is where are they investing to make it worth it to them and can we do the same?

Friends, family have shown me rates of return of 14-18% on their 401ks. Similar on 529 plans.
I am investing terribly it seems. HYSA at 3.5%, and my brokerage account is only a 1.3%.
How do I invest like those 401ks are?
I have QQQI, Verizon, Ford for income. Ford for covered calls.
Other include silver, VOO, VOOG, and a few more for growth.
VUXSS to outpace the HYSA and where more earnings will rest unless there are better ideas.

I stupidly sold my home in 2024, going in a rental to save so I could get my kids a better home. But...what happened!? They've all gone up $100k since then. There is no way to out earn this housing inflation on top of general inflation.
I need the East burbs of course and unfortunately because of divorce. How are so many people getting homes and overpaying so much?! I've been frugal for 25 years, a good job, 3 jobs at a time and have no chance.

I am wondering where others are finding rentals outside of Zillow. I don't like most Morgan properties. I tried new ones in Penfield and the new smells were too strong.
I need to be somewhere on the East Side. Are there better apps or sites to use? FB and Craiglist all seem like scams. I constantly see people commenting how $1600 a month is high. There is barely anything on Zillow even close to $1600! All much higher.
