Buying a condo within Halton

I’m looking to buy a condo in the Halton area, preferably Milton or Oakville. For now, I’ve paused my search because I’m hoping builders will start applying the HST rebate on closing. There’s just so much confusion and uncertainty around these rebates that I’d rather wait for things to become clearer instead of jumping in without full clarity.

——> A few questions I’ve been thinking about:

*The temporary one-year rebates are available as long as it’s a primary residence or a long-term rental. What I don’t fully understand is, what happens if you rent it out initially and then move in yourself after 1 to 2 years?

*Any builders or specific projects in this area that you’d recommend?

*I have a feeling that as we get closer to March next year, sales might pick up since the temporary relief is ending. But given how slow the market is right now, I also wouldn’t be surprised if it gets extended. Curious what others think.

*If you weren’t in a rush to move into a condo for at least a year, would you buy now or keep waiting?

Any other tips or advice for a first-time condo buyer would be really appreciated. Thanks!

Workplace accommodations

Please advise if you have personal experience or information on this.

A colleague of mine is on disability since a year plus now. She plans to join back, not because she is completely well but because she along with her team of doctors feel work could help her get back to normal life. However they, esp her psychiatrist, suggested that he will propose some accommodation requests which should help her transition back to work smoothly.

She was in back end role, doing inbound and outbound calls. I have experienced same role and know it can get stressful esp for someone who is already not in their finest state of mind. She was suggested by the psychiatrist that he is thinking of requesting a role, atleast for time being, where she does not need to be on the calls. However in my understanding that might not be an option.

I have not been with the company since a few years now and i am not sure if things have clanged. However i didn’t find them to be accommodating to the level where i feel a request of this nature would be entertained. I am there to support my colleague as i know she has gone through a difficult time and her journey for recovery has not been easy either. However i also want her to have realistic expectations and have advised her to have her doctors reach out to insurance or workplace for this discussion.

Any thoughts?
